About the Role
Oversees all building maintenance and housekeeping services for The Crane located in Manhattan. Responsible for implementing standard operating procedures, building maintenance, preventative maintenance schedules, repairs, and housekeeping to ensure the highest quality of life. Supervises Facility Maintenance Supervisors and provides on-call coverage for overnight and weekends.
Responsibilities
- Ensure appropriate housekeeping staff levels and janitorial supplies.
- Manage Facility Maintenance Supervisors.
- Oversee preventative maintenance schedules, conduct site walkthroughs, and complete routine audits.
- Oversee maintenance contracts, including for elevators.
- Address systemic or recurring facility issues with the Program Director.
- Oversee timely unit turnover.
- Oversee preparation for annual building-wide inspections by city and state agencies.
- Ensure transitional housing sites maintain up-to-date critical files and are accessible for audits.
- Strategize to reduce violations and summons.
- Facilitate adherence to Breaking Ground’s building policies.
- Conduct monthly audits of all supplies and inventory.
- Liaise with Property Management and Asset Management teams for third-party maintenance and repair projects.
- Liaise with IT department for continuous operation of systems and equipment.
- Oversee the Safe Haven’s asset portfolio, including vehicle fleet.
- Provide on-call coverage for overnight and weekends.
- Perform other duties as assigned.
Requirements
- Minimum 5 years working in the building trades or related field.
- Minimum 2 years in a supervisory capacity in a residential building serving homeless or other vulnerable populations.
- Experience as a superintendent or equivalent, maintaining building systems (boilers, HVAC, plumbing, electrical, security/access control).
- Previous experience using Maintenance Connection, or another CMMS system.
- Experience working with city and state agencies with building oversight and responding to violations.
- Ability to climb stairs and lift heavy materials.
- On-call availability required.
Skills
- Proficiency with Microsoft Office Suite programs (Word, Excel, Outlook, Teams).
- Experience and proficiency with property management software.
