About the Role

As a Property Manager at Two Coast Living, you’ll lead daily operations, manage on-site teams, and deliver an exceptional living experience for residents. You’ll own the numbers, the experience, and the culture, all while driving occupancy, resident satisfaction, and revenue.

Responsibilities

  • Oversee all day-to-day operations, including leasing, resident relations, work orders, and vendor coordination.
  • Hire, train, schedule, and support on-site leasing and maintenance teams.
  • Promote the property, attract new residents, and renew existing leases.
  • Manage budgets, control expenses, maximize revenue, and ensure rent collection.
  • Serve as the primary contact for the community, resolving concerns and welcoming new residents.
  • Conduct property inspections, support unit readiness, and oversee maintenance standards and capital improvements.
  • Submit financial reports, manage payroll/commissions, and ensure compliance with local, state, and federal requirements.
  • Engage with the local apartment association, monitor competitors, and build community reputation.

Requirements

  • At least 4 years of multifamily property management experience.
  • 2+ years of experience leading a team.
  • Detail-oriented and organized with strong time management skills.
  • Excellent verbal and written communication skills.
  • Customer-focused with the ability to make residents feel heard, valued, and supported.
  • Financially savvy with an understanding of rent rolls, budgets, reporting, and expense management.
  • Proficient with property management systems (e.g., Entrata), Microsoft Office, and digital tools.
  • Positive and proactive attitude, able to lead by example and remain calm under pressure.
  • Ability to maintain regular attendance and punctuality.
  • Treats everyone with respect and dignity, accepts responsibility, and takes ownership of tasks.
  • Ability to function well in a fast-paced, high-volume environment.
  • Has a natural disposition for sales and understands sales techniques and processes.
  • Proficiency with Microsoft Office Suite or related software.
  • Undergraduate degree or equivalent work experience managing large multifamily real estate properties.
  • A minimum of 4 years of residential property management experience with a proven track record in leasing or sales.
  • A minimum of 2 years of experience supervising two or more employees.
  • Proficient computer skills, including using Microsoft Office products.
  • Familiarity with general business and accounting concepts and practices.
  • Ability to read, understand, and develop financial statements.
  • High-school graduate-level mathematical proficiency.
  • Valid driver’s license.
  • Must work on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on Holidays, during peak business hours, including at least one closing shift weekly.
  • Ability to lift or move items weighing up to 10 pounds.
  • Ability to move about the property to perform assigned tasks and responsibilities, including sitting or standing for extended periods, walking, climbing stairs to perform functions in various weather conditions and variable climates.
