About the Role

The Maintenance Technician will contribute to an exceptional resident experience by providing a high standard of repairs, maintenance, and compliance for the building fabric and systems. This role involves inspecting and diagnosing faults, undertaking minor repairs, and ensuring the overall upkeep of the property.

Responsibilities

  • Work as part of the Community team to ensure high levels of cleanliness.
  • Communicate effectively with residents, clients, contractors, and colleagues regarding maintenance issues.
  • Monitor and maintain the electronic maintenance reporting system (Onesite).
  • Promote customer satisfaction by updating residents on maintenance progress.
  • Administer property maintenance and records according to Greystar policies.
  • Deliver services within agreed budgetary and resource parameters.
  • Maintain adequate levels of spares, stock, and supplies.
  • Diagnose and undertake repairs in plumbing, joinery, carpentry, painting, and lighting.
  • Organize and oversee repairs managed by external contractors.
  • Respond appropriately and timely to health and safety matters.
  • Report incidents or accidents to the Community Manager.
  • Move furniture and heavy items around site as required.
  • Inspect and maintain communal areas, including refuse and recycling facilities.
  • Coordinate and accompany external contractors executing minor works on site.
  • Liaise with Estates Management or Operations teams for clear communication.
  • Monitor Sub-Contractors' performance and retain accurate records.
  • Assist with the management of community works.
  • Assist the Community Manager in key management to ensure security.
  • Ensure annual checks for statutory insurance and qualifications are carried out.
  • Manage and maintain statutory testing records.
  • Carry out annual PAT testing and inspections of emergency lighting.
  • Conduct weekly fire alarm tests and fire evacuations.
  • Ensure gardens and grounds maintenance are well-maintained and hazard-free.
  • Practice proper safety techniques.
  • Be available on call out of hours for emergency situations.
  • Review site risk assessments as required.
  • Seek to maximize efficiency of utilities.

Requirements

  • A recognized trade qualification (Building Crafts Operative Certificate, City and Guilds, or NVQ) in a relevant trade such as plumbing or electrical is essential.
  • Experience in undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction.
  • Experience in installing and maintaining hot and cold water systems, sanitary appliances, and soil and waste drainage.
  • Experience in installing and maintaining electrical systems, fire alarm, emergency lighting, and security systems.
  • Fluent English verbal and written communication skills.
  • Helpful, friendly personality with effective communication skills.
  • Professional, courteous, and helpful demeanor towards colleagues and residents.
  • Good team player with strong relationship-building and influencing skills.
  • Positive approach and ability to work on own initiative.
  • Ability to determine cost-effective solutions to repairs.
  • Contractor & Supplier Supervision skills are desirable.
  • Excellent organization skills with the ability to multi-task and prioritize.
  • Flexible approach to work and adaptable to thrive in a changing environment.
  • Awareness of H&S requirements on site.
