About the Role
smartments is building one of the strongest commercial teams in the industry and is looking for top talent to shape the future of smartments. We are seeking an analytically strong and entrepreneurially minded individual for our Revenue Management team at our Berlin location. This role is ideal for a Revenue Manager ready for the next step or a Senior Revenue Manager looking to make an impact.
Responsibilities
- Report directly to the Director of Revenue Management and take ownership for 5-7 properties regarding pricing, forecasting, and market positioning.
- Support the optimal revenue per apartment by considering occupancy, average daily rate (ADR), and length of stay.
- Actively manage daily rates and apartment availability in PMS and RMS systems.
- Collaborate closely with the Distribution Manager to develop optimal tactics and setup in distribution channels (GDS, OTA, direct bookings).
- Work with the Analysis Team to build AI-based models, tools, and reports.
- Monitor rate structure and analyze segment development and booking behavior by length of stay (short, medium, long stay).
- Co-responsible for forecast creation and annual budget.
- Continuously monitor the serviced apartment market, conduct competitor analyses, and collaborate with the entire Commercial Team (Sales, Marketing & Distribution).
- Analyze pricing strategies, occupancy rates, and demand trends based on existing evaluations to derive market analyses for operational and strategic performance management.
- Analyze booking behavior and guest profiles to understand target groups (e.g., business clients, long stays, project business).
Requirements
- Several years of experience in an analytical function, ideally as a Revenue Manager with potential for career advancement or as an experienced Senior Revenue Manager.
- Experience in Serviced Apartments, Extended Stay, or Hospitality is preferred.
- Independent, structured work style with high attention to detail, even under time pressure.
- A true fighter mentality: not satisfied with the status quo, consistently pursuing every Euro of revenue potential.
- Willingness to think outside the box, question established thought patterns, and not be limited to classic hotel revenue management approaches.
- Proficient in German and English, both written and spoken.
- Proficient with MS Office and experience with analysis tools like FLYR.
- Ideally, knowledge of common revenue and channel management systems (PMS, RMS, etc.).
- Initial experience with AI tools (e.g., Claude) and interest in actively using them for revenue management analysis and decision-making.
