About the Role

The Project Manager is responsible for planning, coordinating, and overseeing activities throughout the life cycle of assigned projects to ensure on time and within budget completion. They will serve as the company’s liaison to general contractors, owners, and subcontractors to ensure client satisfaction.

Responsibilities

  • Identify sources and generate leads for business opportunities.
  • Facilitate job awareness meetings prior to the start of each assigned project.
  • Create, track, and modify project budgets, plans, schedules, subcontracts, RFIs, submittals, details, takeoffs, and RFMs.
  • Read the project’s contract and specifications and ensure compliance with contract obligations.
  • Serve as the liaison between the Company and the owner, general contractor, subcontractors, and vendors.
  • Identify, document, communicate, track, and help solve project issues.
  • Identify needs for subcontracting opportunities, create formal requests for quotes, analyze subcontractor quotes, and make recommendations for selection.
  • Review and analyze all plans, blueprints, specifications, and other documentation relating to assigned projects.
  • Create a detailed takeoff list of materials needed to complete the project.
  • Request needed resources from Purchasing and assist with coordination of delivery.
  • Secure required permits.
  • Perform change order preparation, tracking, execution, and implementation.
  • Track, document, report, and invoice for all completed work and material on hand / in storage.
  • Create sub-pays and authorize payment for all subcontractors.
  • Organize and maintain project folder and documentation.
  • Perform earned cost reviews, cost to complete projections, and backlog resource analysis on a scheduled basis and present on findings.
  • Manage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company’s interest and maintain client relationships.
  • Work with project superintendents throughout the project to ensure timely and on-budget completion.
  • Visit project jobsites for coordination, conflict resolution, status meetings, and visual progress updates.
  • Manage and facilitate all project closeout activities and post-project review.
  • Address, apply for, and coordinate activities for utility connections needed for assigned projects.

Requirements

  • At least three years of work experience in a construction administration, planning, or leadership position.
  • Bachelor’s degree in a related discipline or significant work experience in a similar role.
  • Valid Texas driver license.

Skills

  • Skilled in planning, leading, and executing project activities.
  • Advanced knowledge of construction industry contracts, practices, processes, and standards.
  • Ability to understand and follow standard operating policies and procedures.
  • Ability to perform duties in a professional manner.
  • Extensive knowledge of safety protocols and procedures.
  • Proficient in using Microsoft Office (Outlook, Word, and Excel).
  • Ability to prioritize and manage multiple tasks and changing priorities.
  • Ability to work under time pressure and adapt to changing requirements.
  • Effective oral and written communication skills.
  • Ability to be self-motivated, proactive, and collaborative.
  • Ability to interact effectively and professionally with all levels within the organization, as well as with vendors, customers, and others.
  • Ability to be results-oriented and proactive.
  • Ability to effectively deal with ambiguity, identify gaps and implement innovative solutions to increase operational efficiency.
  • Ability to read and interpret plans, blueprints, and diagrams.
  • Ability to complete work accurately, efficiently, and timely under minimal supervision.
  • Experience using HCSS construction management software.
  • Experience using Foundation enterprise system.
  • Experience with TxDOT projects.
  • Experience with electrical construction.

Education Level

  • Bachelor’s degree in a related discipline or significant work experience in a similar role.

About the Company

  • Work is performed primarily indoors, sitting, and performing work using a computer for long periods of time, and may be performed in outdoor environments with constant exposure to noise, dust, fumes, noxious odors, gases, mechanical and electrical hazards, moving objects, sharp edges, and temperature extremes.
