About the Role

The Director of Facilities Management provides strategic leadership and oversight for the operations, maintenance, and capital improvements of RiseBoro’s residential real estate portfolio. This role ensures property safety, functionality, sustainability, and regulatory compliance, aligning facilities operations with the organization's mission and strategic goals. The Director manages a team, oversees vendors, leads capital planning, and collaborates with stakeholders to deliver high-performing, cost-effective, and compliant facilities.

Responsibilities

  • Develop and implement a comprehensive facilities management strategy.
  • Provide leadership and direction to facilities, maintenance, and operations teams.
  • Oversee and prioritize maintenance, repair, and capital projects.
  • Lead planning, budgeting, and execution of capital improvement projects.
  • Review and approve scopes of work, bids, and contractor selections.
  • Oversee performance and compliance of major building systems.
  • Provide technical guidance on design reviews, construction schedules, and project cost controls.
  • Ensure compliance with all applicable local, state, and federal regulations.
  • Implement a violation dismissal and prevention strategy.
  • Maintain and oversee documentation for FDNY compliance.
  • Manage building safety programs and emergency response planning.
  • Develop, negotiate, and manage vendor contracts.
  • Oversee optimization of vendor listings.
  • Oversee implementation and utilization of facilities management technology systems.
  • Lead staff training and development programs.
  • Prepare and present regular reports on facilities performance metrics, budgets, and capital project status.
  • Partner with the Asset Manager and Director of Corporate Facility on portfolio-wide initiatives and facility improvement strategies.

Requirements

  • Demonstrated expertise in facilities management, construction, and building systems operations.
  • Strong leadership and team management skills.
  • Proven ability to manage multiple large-scale projects, budgets, and vendor relationships.
  • Excellent communication and negotiation skills, both written and verbal.
  • Ability to interpret architectural and engineering plans.
  • Proficiency with facilities management systems (Yardi, MIQ, Jack Jaffa) and general business software.
  • Bachelor’s degree in Facilities Management, Construction Management, Engineering, Business Administration, or a related field preferred.
  • Minimum 7–10 years of progressively responsible experience in facilities or property management.
  • At least 3 years in a senior management or director-level role overseeing complex, multi-site operations.
  • Experience in affordable housing preferred.
  • Demonstrated experience managing construction projects and capital budgets.
  • FDNY S12–S15 –S95 (must obtain within first 6 months of employment).
  • OSHA 30-hour certification (preferred).
  • Professional certifications such as Certified Facility Manager (CFM), Facility Management Professional (FMP), or Sustainability Facility Professional (SFP) strongly preferred.
