About the Role

The Research Analyst position, under the guidance of the Head of Research Japan, is responsible for collecting, analyzing, and reporting on the Japanese commercial real estate market. This role is central to the research team, involving regular updates and management of market data, as well as the creation of internal/external reports and client presentations. We welcome candidates with practical experience in real estate market research, as well as those transitioning from roles in real estate sales, leasing, or asset management who wish to leverage their market sense and industry knowledge into a research career. While specific research experience is not required, a strong interest in the real estate market and data analysis is essential, with analytical skills to be developed post-hire.

Responsibilities

  • Collect and manage market data for asset classes including offices, logistics/industrial facilities, and hotels (e.g., vacancy rates, rents, absorption, new supply).
  • Gather information on new properties, sales/leasing transactions, tenant trends, and development plans.
  • Maintain and improve the accuracy of the internal database.
  • Manage external data source contracts.
  • Create quarterly or monthly market trend reports in Japanese and English.
  • Produce materials including market summaries, statistical data analysis, and charts.
  • Plan and produce thought leadership content such as market insights in collaboration with marketing and research leads.
  • Provide research information to sales representatives, supporting the creation of client-provided materials and proposals.
  • Respond to internal research requests (market statistics, overview, comparative analysis).
  • Collect and share information on market trends internally.
  • Create and present market explanation materials for clients.
  • Support client market briefings and seminars led by the research head.
  • Provide data and reporting to APAC and global research teams.
  • Collaborate with global Colliers offices.

Requirements

  • University degree or higher.
  • Master's degree in Economics or Civil Engineering (including Urban Engineering/Architecture) with practical experience is preferred.
  • Minimum of 3 years of practical experience in the real estate leasing or real estate investment industry.
  • Strong desire to build a career as a researcher is essential, though prior experience as a dedicated researcher is not required.
  • Experience in capital markets (asset management, acquisition, brokerage) is preferred.
  • Experience in development or leasing related to domestic major developers in the office or logistics facility sectors is preferred.
  • Proficiency in Microsoft Excel, including data aggregation/analysis using Pivot Tables and Power Query, and chart creation.
  • Proficiency in Microsoft PowerPoint for creating presentations.
  • Possession of real estate-related qualifications (e.g., Licensed Real Estate Agent, Real Estate Securitization Master) is a plus.
  • Experience using BI/data visualization tools (e.g., Power BI, Tableau) is a plus.
  • Experience with statistical analysis and data processing using R or Python is a plus.
  • Experience using GIS (Geographic Information System) is a plus.
  • Native-level Japanese or equivalent business proficiency.
  • Ability to read English reports and create business documents in English to a practical level, utilizing translation tools as needed.
  • Strong interest in numbers and data, with a drive to analyze them in depth.
  • Ability to leverage practical real estate experience from the field into a research perspective that provides an overview of the entire market.
  • Ability to balance accuracy and deadlines, and to drive work autonomously.
  • Ability to manage multiple projects concurrently while collaborating with the team.
  • Openness to continuous professional growth, including improving English skills.
