About the Role
We are seeking a commercial General Manager for office and retail properties who excels at enhancing tenant experiences and maintaining high property standards. This role involves managing site performance, daily operations, financial steering, preventive maintenance, and leading a team. You will be key in driving occupancy, managing vendors, safeguarding asset value, and improving processes.
Responsibilities
- Maintain property standards, manage tenant inquiries, and resolve operational issues to cultivate an exceptional tenant experience.
- Oversee daily property functions, conduct regular inspections, execute preventive maintenance, identify deficiencies, and manage emergency protocols.
- Prepare annual operating budgets and capital expenditure programs, manage variance reports, analyze general ledgers, authorize purchase orders, and meet key performance indicators for occupancy and revenue.
- Stay informed on market rents, lease rates, market conditions, and competitor information, identifying market risks and collaborating with brokers to market the property.
- Direct, mentor, and evaluate site staff, fostering collaboration and managing performance.
- Lead vendor service tendering, supervise contracted work for quality and cost-effectiveness, and ensure compliance with Health & Safety, WHMIS, AODA, and municipal bylaws.
Requirements
- 7+ years of property management experience with demonstrated success in commercial retail and office portfolios.
- Experienced in annual budget development, financial reporting, variance analysis, and managing property operational costs.
- Skilled in property management systems (Yardi and MRI work order software) and Microsoft Office applications.
- Strong working knowledge of local property standards, occupational health and safety, WHMIS, AODA, and the Privacy Act.
- Excellent communication and presentation skills with the ability to make sound decisions, manage priorities under tight deadlines, and resolve complex challenges.
- A valid driver's license is required.
