About the Role
The Senior Maintenance Technician performs daily maintenance tasks, diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. This role ensures property safety and cleanliness, maintains amenities, and responds to maintenance requests. The position also involves supervising outside contractors, managing inventory, and ensuring compliance. The role is eligible for a 40% apartment allowance if living on-site.
Responsibilities
- Perform daily maintenance tasks and diagnose/repair issues in various areas.
- Respond to maintenance requests promptly and professionally.
- Maintain pool, hot tub, and other amenities.
- Ensure safety and cleanliness of buildings and grounds.
- Maintain exterior property for curb appeal.
- Schedule and document preventative maintenance and apartment turns.
- Conduct regular inspections of common areas and equipment.
- Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
- Coordinate move-ins and move-outs.
- Assist with safety meetings and compliance with policies and regulations.
- Report potential liabilities and ensure property compliance.
- Maintain inventory and assist in purchasing materials and supplies.
- Participate in resident functions and assist with posting notices.
Requirements
- High school diploma or equivalent required.
- HVAC-EPA (Type II) or EPA Universal license is required.
- Certified Pool Operator (CPO) license is required.
- Valid driver’s license is required.
- 2+ years of experience in property maintenance or a related field.
- Experience in supervising contractors preferred but not required.
- Ability to be on-call for after-hours emergencies.
- Ability to work a flexible schedule to include weekends, evenings and holidays.
Skills
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
- Ability to read, write, understand, and communicate in English
- Ability to work independently and as part of a team
- Strong organizational and time management skills
- Knowledge of safety regulations and compliance requirements
- General computer skills including operating a mobile device
- Superior customer service skills including the ability to manage difficult customers and/or situations
