About the Role
The Project Manager will manage real estate and projects for Sony Pictures Entertainment (SPE) and Sony Music Entertainment (SME) Group, encompassing transactions, capital projects, lease administration, and portfolio management.
Responsibilities
- Manage the acquisition and disposal of properties across the portfolio.
- Negotiate commercial terms with landlords and support lease agreement reviews.
- Prepare property cost comparisons, financial analyses, and approval documentation.
- Conduct real estate market research.
- Partner with Procurement to manage RFPs and appoint external real estate consultants.
- Liaise with Risk Management on lease insurance provisions.
- Provide project management support for real estate and capital projects.
- Develop and manage capital project budgets.
- Prepare business cases and approval documentation for capital expenditure projects.
- Collaborate with internal teams to ensure successful project delivery.
- Manage lease administration activities and oversee the CoStar lease administration system.
- Prepare lease abstractions, archive expired leases, and maintain property and lease data.
- Perform quality assurance and auditing checks for data integrity.
- Produce monthly CoStar reports and other portfolio reporting.
- Create purchase orders and review invoices for CoStar and associated services.
- Support the Facilities Director in managing real estate portfolios for SPE and SME Group.
- Monitor key lease events and associated notice dates.
- Proactively communicate upcoming critical dates.
- Track portfolio activity and transaction progress.
- Participate in monthly portfolio meetings and provide progress updates.
- Provide administrative and reporting support across real estate activities.
- Prepare intercompany space agreements between Sony Group companies.
- Coordinate document translations.
- Produce ad hoc real estate, portfolio, and project progress reports.
- Complete Valuation Office Agency (VOA) surveys and prepare information for insurance purposes.
- Undertake other real estate-related administrative activities.
Requirements
- Ideally 5+ years of experience in real estate transactions for international companies and clients.
- Comfortable working with different time zones, currencies, cultures, and languages.
- Fluent in English.
- International administration experience is critical.
- Strong ability to read, interpret, and understand legal and contractual documents, particularly lease-related documentation.
- Excellent organizational skills, with the ability to manage multiple priorities and deadlines effectively.
- Strong critical thinking and problem-solving skills, with a practical and solutions-focused approach.
- Excellent written and verbal communication skills.
- Strong interpersonal and customer service skills.
- Demonstrated ability to work collaboratively across teams, functions, and geographies.
- Experience working effectively with internal business stakeholders and external consultants, vendors, and professional advisers.
