About the Role
This role is critical in the day-to-day asset management of a complex portfolio within the regulated affordable housing sector. The asset management team influences major business decisions, offering significant access to senior leadership. The ideal candidate is a self-starter passionate about affordable housing, eager for leadership growth, and capable of both strategic and detailed thinking.
Responsibilities
- Manage a diverse portfolio of affordable multifamily assets in NYC.
- Monitor and evaluate financial operating results to enhance cash flow and profitability through monthly financial reviews and property data analysis.
- Evaluate overall performance to assist in strategic business planning.
- Assist in establishing and enforcing benchmarks, guidelines, and policies.
- Collaborate with property management to identify challenges and execute timely solutions, including managing budgets, staffing, capex, and other property programs.
- Collaborate with third parties (Property Managers, Consultants, Attorneys) to provide clear direction on portfolio strategy and asset business plans.
- Conduct regular site visits to review curb appeal, capex projects, common areas, vacant units, and personnel issues.
- Work with property management to prepare annual budgets.
- Effectively present information and respond to questions from senior leadership and stakeholders.
- Oversee and ensure compliance with all regulatory programs for assigned properties, escalating issues appropriately with consistent follow-up.
- Develop forward-looking financial models to track performance and returns, including buy/hold analyses, refinancing opportunities, and portfolio-level performance analyses.
- Work closely with senior management on complex deals and lead assigned portfolios with VP support.
Requirements
- Minimum of 5-7 years of multifamily asset management experience or comparable skills across real estate roles.
- Demonstrated self-starter with a track record of effective and independent work, taking ownership of portfolio segments.
- Intuitive and detailed understanding of transaction dynamics and risks, with the ability to analyze broader trends beyond numbers.
- Highly responsive with a track record of proactive follow-through.
- Ability to escalate issues appropriately with clear communication and consistent follow-up.
- Experience with affordable housing programs (e.g., project-based Section 8) preferred; NYCHA's PACT program experience is a plus.
- Strong financial modeling skills, including building and modifying formulas and models for various investments, joint ventures, and fund structures.
- Proven track record of success and leadership demonstrating understanding of operations, financing, leasing, marketing, investment, and ownership issues.
- Demonstrated strength in analytical, quantitative, writing, and technical skills.
- Team player able to work in an entrepreneurial environment, balance changing priorities, and meet deadlines.
- Excellent interpersonal and communication skills, oral and written.
- Strong organizational skills and attention to detail.
