About the Role
This role manages the day-to-day operations of 2 or more assigned properties, including managing the team, daily activities, and resources to achieve budgeted financial and operational goals. Ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other relevant laws and regulations.
Responsibilities
- Provides input into budget development by analyzing financial statements, market information, and operational reports.
- Meets targeted revenues by setting rent rates, ensuring timely collection and posting of rent/fees, making bank deposits, and preparing financial status reports.
- Approves vendor invoices by reconciling work, verifying insurance, coding charges, and managing communication.
- Controls expenditures within the approved budget and manages the petty cash fund.
- Oversees lease enforcement, including approving applications, discounts, and renewals, conducting inspections, following notice requirements, evicting residents, and collecting allowable fees.
- Gathers and analyzes market trends to implement marketing and leasing strategies for occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding promptly to complaints and service issues.
- Ensures maintenance team compliance with company standards for service requests.
- Conducts regular property inspections to ensure safety, cleanliness, and appearance standards.
- Supervises property staff through interviewing, hiring, orienting, training, and performance management.
- Assists in managing client/owner relationships through meetings, property tours, performance updates, and responding to requests.
- Completes various accounting, financial, administrative, and other reports.
- For California Only: Manages the lease process using the California specific Lease File Checklist for completeness and compliance.
Requirements
- 4-6 years minimum of relevant experience in property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative team member.
- Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
- Incumbents must have a valid driver's license to drive a golf cart on property.
- Proficiency in Internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
- Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.

Salary/Compensations
- $90,000 - $95,000
- Eligible to participate in a quarterly or annual bonus program based on individual and company performance (Corporate Positions)
- Eligible to participate in weekly, monthly, and/or quarterly bonus programs (Onsite Property Positions)
