About the Role
AvalonBay Communities is seeking a Lead Maintenance Technician to ensure the safety, comfort, and overall functionality of properties, diagnosing and repairing issues to enhance residents' living experiences.
Responsibilities
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems.
- Assist with creating and organizing work orders and general maintenance tasks.
- Complete assigned work orders and repairs in a timely manner, consistent with company standards.
- Ensure vacant apartment homes and car garages are rent-ready by performing turnkey work, including cleaning, carpet cleaning, appliance repair, caulking, painting, and other necessary repairs.
- Train, mentor, and oversee the work and projects of Maintenance Technicians I and II.
- Conduct apartment Preventative Maintenance (PM).
- Inspect community grounds and buildings daily to identify maintenance needs.
- Maintain an Incident and Injury Free safety culture by following all safety policies and procedures.
- Perform Hot Works, including brazing, soldering, and welding, within company standards.
Requirements
- 3+ years of experience in maintenance work, including HVAC repair, Plumbing, Electrical, and General Maintenance repair.
- A valid driver's license.
- Ability to accommodate an on-call schedule in rotation with the team each month.
- Ability to communicate with associates and residents to provide customer service.
- Ability to read and understand company policies and procedures, including Key Control, Apartment Home Turnover, and Maintenance Emergency policies.
- Ability to identify cleaning and chemical supplies, read Hazard Communication Safety Data Sheets (SDS), understand proper applications of chemicals and cleaning supplies, and handle these products.
- Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
- Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
- Demonstrates knowledge of paint types and paint tools.
