About the Role

The Community Manager is responsible for the operations and management of the property, representing a significant investment by the Company. This role requires a wide range of duties to ensure the property runs smoothly and profitably.

Responsibilities

  • Prepare and implement an annual business-marketing plan including occupancy goals.
  • Project expenses and obtain approval for any overages.
  • Maintain budgeted occupancy levels at budgeted rental rates.
  • Prepare and monitor the operating budget, reporting on variances and occupancy monthly.
  • Achieve the highest possible NOI through effective cost control and revenue maximization.
  • Collect rents, including delinquent amounts, and file evictions as necessary.
  • Manage direct deposit accounting functions, including invoicing residents and processing refund requests.
  • Conduct regular training and weekly meetings for all staff.
  • Arrange for property alterations, maintenance, and reconditioning as needed and approved.
  • Supervise building and grounds maintenance to ensure the community meets high standards.
  • Hire, train, and retain leasing consultants, maintenance, groundkeeper, onsite management, and security personnel.
  • Perform subordinate associates' performance evaluations.
  • Collaborate with Human Resources on associate welfare, benefits, and disciplinary actions.
  • Approve purchasing of supplies, services, and goods for the property.
  • Work with management on specifications and contracts for major repairs.
  • Address resident issues, including disputes, renewals, and maintenance requests.
  • Develop and implement resident retention, marketing, and advertising programs.
  • Respond to after-hours or emergency calls.
  • Maintain community integrity by monitoring output, resident communication, social media, and appearance.
  • Approve all leasing activity and ensure correct completion of required documents.
  • Perform Assistant Manager, Account Manager, and Leasing Consultant duties as needed.
  • Assist with resident evictions in compliance with court orders and legal direction.
  • Create a positive staff environment and promote a quality living experience for residents.
  • Understand, comply with, and enforce Company Safety Policies & Fair Housing Laws.
  • Provide recommendations for capital improvements and manage their completion.
  • Maintain market knowledge and competitor relationships, completing monthly market surveys.
  • Organize and implement successful community move-in and move-out plans.
  • Delegate Entrata data entry for leads, follow-ups, work orders, leasing applications, and resident data, ensuring data integrity.

Requirements

  • Ability to read, analyze, and interpret business periodicals, professional journals, and governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from various groups.
  • Ability to calculate figures including discounts, interest, commissions, proportions, percentages, and rent per square foot.
