About the Role
The Property Manager will oversee the administrative and maintenance operations of a residential portfolio, ensuring all contractual obligations and key performance indicators are met or exceeded.
Responsibilities
- Provide supervision, direction, and delegation to administrative and maintenance staff.
- Manage operating budgets, including monitoring monthly spending.
- Process purchase orders and manage contractors.
- Oversee property maintenance and administrative tasks, assigning duties and monitoring progress.
- Manage client relationships and provide timely reports.
- Submit daily, weekly, and monthly management reports and attend conference calls and meetings.
- Attend meetings during and after regular business hours.
- Process work orders and related administration.
- Manage rent collection, rent-geared-to-income calculations, and arrears.
- Handle lease administration and tenant liaison for various unit types.
- Manage the annual rent review process.
- Prepare legal documents for LTB hearings and evictions.
- Conduct unit, building, and grounds inspections, assigning deficiencies for completion.
- Respond to after-hours and weekend emergency calls on a rotational basis.
- Undertake other assignments as requested by management.
Requirements
- 4 or more years of experience in residential property management.
- Knowledge of property administration and maintenance practices.
- Property management experience in student housing is an asset.
- Knowledge of relevant legislation, including the RTA (Resident Tenancy Act).
- Knowledge of codes and regulations, including Fire Code, Building Code, and Occupational Health & Safety Act.
- Knowledge and understanding of building systems (HVAC, Fire Protection, Mechanical, Electrical).
- Knowledge and experience of LTB proceedings related to non-rental payments, anti-social behavior, and illegal activity.
- Strong customer service orientation and delivery.
- Skilled in organizing and supervising multiple simultaneous service requests.
- Energetic leadership with a positive, motivating attitude.
- Proven ability to identify, evaluate, and develop new ideas with supportable results.
- Solid analytical strengths to manage projects and analyze complex financial, legal, and contractual problems.
- Ability to respond and express ideas clearly in written and oral communication.
- Experience utilizing Yardi or similar financial software.
- Strong computer skills in MS Word, Excel, and Outlook.
- Strong contract management and trade supervision skills.
- Sound analytical and problem-solving skills to identify and mitigate risk.
- Proficient in planning, organizing, and meeting deadlines.
- Demonstrates a high degree of integrity.
- Reliable vehicle required.
- Authorized to work in Canada.
