About the Role
As a Mechanical Engineer, you will be responsible for ensuring all environmental conditions and critical building systems are maintained to the highest standard. This includes carrying out planned preventative maintenance (PPM) tasks and reactive/breakdown works on mechanical systems.
Responsibilities
- Ensure routine PPM is carried out to all mechanical plant in accordance with site task schedules and asset lists.
- Complete reactive tasks throughout the building and proactively highlight areas for improvement.
- Swiftly remedy plant faults and defects to maintain plant in serviceable order.
- Ensure suitable spares are available for maintenance and reactive works, providing parts lists and estimated timescales.
- Complete all relevant paperwork for reactive and breakdown works and submit it to the contract administrator.
- Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safe working practices.
- Develop good working relationships with staff, subcontractors, and client representatives.
- Ensure a safe and healthy working environment, including wearing uniform and PPE.
- Maintain the professional image of Smart Managed Solutions to clients.
- Ensure all plant rooms are locked and kept clean and tidy.
- Supervise and monitor subcontractor works on site.
- Action and complete assigned tasks appropriately.
- Ensure tasks are completed with appropriate Health & Safety awareness and implementation.
- Maintain awareness and compliance with contractual KPIs/SLAs.
- Keep the Computer Based Maintenance system (e.g., Maximo) updated with accurate data for PPM and reactive tickets.
- Operate a Permit to Work System in accordance with company procedures and client requirements.
Requirements
- Demonstrate relevant knowledge of HVAC, Hot & Cold-Water Systems & Generators.
- Ability to fault find using graphical information and current alarm data.
- Basic electrical knowledge is desirable.
- Must be able to prepare Method Statements and Risk Assessments.
- Must ensure a safe and healthy working environment.
- Must maintain the professional image of Smart Managed Solutions.
- Must ensure plant rooms are locked and kept clean and tidy.
- Must supervise and monitor subcontractor works.
- Must ensure assigned tasks are actioned and completed.
- Must ensure tasks are completed with appropriate H&S awareness/implementation.
- Must ensure awareness and compliance to contractual KPI’s/SLA’s.
- Must keep Computer Based Maintenance system up to date.
- Must operate a Permit to Work System.
