About the Role
The Site Acquisition Director role supports the Senior Director of Site Acquisition EMEA, driving strategic direction and management for the region's high growth. This role manages a team of Site Acquisition Managers and supports all leasing activities, including strategic opportunities, contract amendments, post-lease paperwork, and contract expansions in various markets. The Global Acquisition team is responsible for delivering high-quality Data Center capacity to meet projected growth, and this Director will be a key member of the EMEA team, owning regional acquisition to support Cloud growth in existing and new geographies. The team develops clear business strategies, aligning the lease portfolio to deliver high-quality Data Centers for customer growth and manages strategic partnerships with lessors to ensure contracted capacity is delivered safely, effectively, on time, and within budget. Microsoft Cloud Operations + Innovation (CO+I) powers Microsoft's cloud services, and this team focuses on delivering high-quality infrastructure. As the Cloud business matures, infrastructure expansion accelerates, with datacenters being central to this growth. The acquisition and development of owned, designed, and constructed Data Center facilities will scale to meet customer demands, while also leasing and acquiring capacity at pace, especially in high-growth markets, in collaboration with datacenter operators globally.
Responsibilities
- Develop high-quality metro strategies based on market expertise, prioritizing time to market and cost efficiencies.
- Lead cross-functional teams to evaluate, select, negotiate, and recommend leases for approval.
- Accountable for lease execution, delivering each milestone within critical business timelines.
- Manage multiple lease projects and coordinate with internal team members, consultants, vendors, and external stakeholders.
- Align with stakeholder teams to ensure effective coordination of activities for regional success, including capacity planning, network, energy, and security.
- Collaborate with Finance representatives to conduct Total Cost of Ownership (TCO) lease or build option analyses to reduce costs and achieve business objectives.
- Work with internal legal and corporate affairs personnel to drive the preparation of executable lease documents that meet company standards.
Requirements
- A strong, experienced leader with a proven track record of guiding teams through complex, senior-level negotiations to lease execution.
- Extensive experience in site selection and acquisition, ideally within a Cloud Service Provider, with a history of meeting commitments.
- Experience in leading complex negotiations, contract formation, and contract negotiations to closure.
- Background in real estate development and lease acquisition, with a strong understanding of local laws and permitting.
- Ability to meet Microsoft, customer, and/or government security screening requirements, including the Microsoft Cloud Background Check.
Skills
- Strong knowledge of the Data Center industry, operators in the region, and market dynamics in EMEA.
- General understanding of hybrid real estate solutions (e.g., build-to-suit, Retail, Wholesale datacenter leases).
- Strong reporting acumen and ability to manage metrics.
