About the Role

This role manages the day-to-day operations of an assigned property, including managing the team, daily activities, and resources to achieve budgeted financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws and regulations.

Responsibilities

  • Provides input into the development of budget(s) for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meets targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making financial bank deposits, and preparing monthly financial status reports.
  • Approves invoices from vendors, contractors, and service providers by reconciling work performed, ensuring insurance validity, coding charges, and managing communication.
  • Controls expenditures by staying within the approved budget and manages the petty cash fund.
  • Oversees the lease enforcement process by approving applications, discounts, and renewal leases, conducting inspections, following notice requirements, evicting residents, and imposing allowable charges.
  • Gathers, analyzes, and interprets market and economic trends to implement short- and long-range marketing and leasing strategies.
  • Promotes resident satisfaction and retention by responding to complaints and requests promptly and ensuring maintenance team compliance with service request standards.
  • Conducts regular property inspections to ensure the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and appearance.
  • Supervises property staff by interviewing, hiring, orienting, training, and managing performance in accordance with company policies.
  • Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests.
  • Completes various accounting, financial, administrative, and other reports, and performs other duties as assigned.
  • For California Only: Manages the lease process by utilizing the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized.

Requirements

  • Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
  • 4-6 years minimum of relevant experience in property management, sales, marketing, and customer service.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have valid driver’s license to drive a golf cart on property and ensure all other on-site staff that has access to drive the golf cart also has a valid driver’s license.
  • Proficiency in Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
