About the Role
This role is responsible for managing industrial real estate transactions, including acquisitions, sales, sale-leasebacks, and portfolio transactions. It also involves steering location selection processes, leading contract negotiations, and managing approval and closing processes. The position plays a key part in portfolio and location development by building and managing a transaction pipeline and identifying optimization potentials within the location network.
Responsibilities
- Manage the transaction process for industrial real estate (acquisitions, sales, sale-leasebacks, portfolio transactions).
- Steer location selection processes considering location quality and logistical requirements.
- Lead contract negotiations and support approval and closing processes.
- Build and manage a transaction pipeline for logistics, production, and distribution locations.
- Identify optimization potentials in the location network (e.g., consolidations, relocations, expansions).
- Analyze relevant portfolio and location key figures.
- Analyze market and location developments in the industrial real estate sector.
- Create profitability analyses and business cases for management decisions.
- Prepare and review initial cash flow analyses and comprehensive business plans (financial modeling).
- Steer due diligence processes for real estate transactions.
- Assess technical, regulatory, and economic risks.
- Collaborate with internal departments such as Sales, Service Charge, Development, Legal, and Finance.
Requirements
- Several years of professional experience in transaction management of industrial real estate, ideally with a focus on sales.
- Background in brokerage, consulting, or transaction environments.
- Strong network in the commercial real estate industry.
- Very good German and English language skills are required.
