About the Role
You'll be a key player in ensuring the financial accuracy and understanding of seniors and student living developments, from feasibility through to settlement. You will own the monthly reporting and financial control cycle for the development portfolio, lead quarterly feasibility and valuation processes, and serve as the primary finance contact for the Head of Development and Investment Management team. This role includes managing two direct reports and growing a small team as the portfolio expands.
Responsibilities
- Owning preparation and submission of the monthly Development CAM, journal cycle and portfolio cost reporting
- Coordinating quarterly feasibility reviews and leading the quarterly IPUC fair value process with Investment Management and external valuers
- Acting as the primary finance point of contact for the Head of Development and Investment Management team
- Managing the year-end development capex accrual process and supporting the annual audit
- Preparing clear, decision-useful reporting and presentations for non-finance leaders
- Coaching and developing a small Development Finance team, and building documentation and controls that scale with the portfolio
Requirements
- CA/CPA qualification (or equivalent)
- 5+ years' post-qualification experience, ideally in property development, real estate or seniors living
- Hands-on experience with development feasibility, WIP/COGS accounting and IPUC or investment property valuation processes
- Advanced Excel skills
- Experience with TechOne, Estate Master, Power BI and/or CRM systems (e.g. Dynamics 365) highly regarded
- A track record managing month-end and quarter-end close processes with multiple stakeholders and tight deadlines
- Strong stakeholder management, comfortable working across development, shared services finance and group reporting teams
- People leadership experience, or a genuine readiness to step into it
