About the Role

As a Build-To-Rent (BTR) Senior Superintendent for Taylor Morrison, you will provide leadership in assigned communities, managing the vertical construction process for units and amenity structures to ensure timely completion while meeting financial, quality, and safety goals. BTR communities feature higher-density rental units in an apartment-style setting with amenities. Your responsibilities will encompass project planning, scheduling, resource allocation, subcontractor relations, cost management, safety, compliance, and quality, with an emphasis on efficiency and accelerated construction cadence.

Responsibilities

Manage assigned units from start to finish with limited oversight.
Foster a positive team environment and culture.
Work closely with BTR Corporate & Division Leadership to meet project goals.
Build and maintain positive subcontractor relations.
Continually evaluate and enforce quality, safety, scheduling, and cost control measures.
Mentor team members and teach construction manual content.
Manage the construction schedule, ensuring high-quality product delivery on time and within budget.
Develop and implement recovery strategies to maintain schedule.
Authorize payment for materials received and work completed.
Target a minimum of one unit start per day.
Coordinate with property management on unit turnover and quality control walks.
Coordinate closely with the Land Department on activities affecting higher-density sites.
Utilize technology to efficiently report construction progress.
Ensure the worksite is clean, orderly, and visually appealing for efficient construction.
Manage the post-completion warranty process, including assessing requests, determining actions, scheduling trades, and managing quality assurance.
Perform other duties as assigned.

Requirements

Demonstrated knowledge of the new home construction process, scheduling, and cost control procedures.
Ability to read, understand, and interpret construction documents, drawings, specifications, scopes of work, and project schedules.
Knowledge of all phases of new home construction.
Proficient in all Microsoft Office Applications and possess savvy computer skills.
Strong communication skills, both oral and written.
Strong organization skills.
Customer service oriented, believing the customer is the number one priority.
Understand the need to be flexible and prioritize tasks to meet deadlines.
Willing to perform other duties as assigned.
Ability to access, input, and retrieve information from a computer and/or electronic device.
Ability to have face-to-face conversations with customers, co-workers, and higher-level managers.
Ability to sit or stand for long periods of time and move around the work environment as needed.
Ability to operate a motor vehicle if applicable.
