About the Role
As a BTR Superintendent, you will provide leadership in your assigned community(ies) and manage the vertical construction process for assigned units and community amenity structures. Your role is crucial for ensuring timely completion while meeting financial, quality, and safety goals in higher-density rental unit communities with amenities.
Responsibilities
- Manage assigned units from start to finish with limited oversight.
- Foster a team environment.
- Work closely with BTR Corporate & Division Leadership to meet project goals.
- Build and maintain positive subcontractor relations.
- Continually evaluate quality, safety, scheduling, and cost control measures and enforce site safety.
- May provide mentoring of team members.
- Manage the construction schedule, ensuring the highest quality product is delivered on time and within budget.
- Develop and implement recovery strategies to maintain schedule.
- Authorize payment for materials received and work completed.
- Target one unit start per day.
- Coordinate with Property Management on unit turnover and quality control.
- Coordinate closely with the Land Department to manage a high-density site.
- Utilize technology to efficiently report construction progress.
- Ensure the worksite is clean, orderly, and visually appealing during construction.
- Manage the post-close process for warranty, including assessing requests, determining action, scheduling trades, and managing quality assurance.
- Perform other duties as assigned.
Requirements
- Must possess demonstrated knowledge of the new home construction process, scheduling, and cost control procedures.
- Must be able to read, understand, and interpret construction documents, drawings, specifications, scopes of work, and project schedules.
- Must have knowledge of all phases of new home construction.
- Proficient in all Microsoft Office Applications.
- Savvy computer skills.
- Strong communication skills, both oral and written.
- Strong organization skills.
- Customer service oriented.
- Understand the need to be flexible and prioritize tasks to meet deadlines.
- Ability to access, input, and retrieve information from a computer and/or electronic device.
- Ability to have face-to-face conversations with inspectors, property management representatives, co-workers, and higher-level managers.
- Ability to sit or stand for long periods of time and move around the work environment as needed.
- Ability to operate a motor vehicle if applicable.
