About the Role

Rose Associates is seeking an experienced General Manager to oversee property operations, cultivate resident and owner relationships, and achieve property goals. This role involves optimizing occupancy and profits while enhancing the property's reputation and market value.

Responsibilities

• Interact with property owners, upper management, internal team members, and business partners to maximize client satisfaction and ensure project completion.
• Address resident concerns promptly.
• Examine lease packages for current and potential residents in conjunction with internal departments.
• Provide direction, set goals, and manage scheduling for property staff while fostering a positive work environment.
• Recruit, train, and lead a team to ensure efficient property operations.
• Ensure compliance and communication of policies and procedures for residents and internal team members.
• Perform property inspections, oversee maintenance, coordinate vendors for repairs, and manage construction.
• Oversee ongoing construction for new buildings.
• Negotiate service contracts and ensure compliance.
• Be available after-hours for emergencies and coordination of resources.
• Ensure appropriate insurance requirements are in place and report incidents.
• Participate in budget preparation, adhere to operating budgets, and prepare financial reports.
• Analyze income and expense patterns, provide recommendations, and implement strategies for financial enhancement.
• Process invoices and manage vendor payments.
• Build positive relationships with residents, address concerns, and implement retention initiatives.
• Be present on-site and able to move throughout the building to address related matters.
• Ascend and descend stairs and be comfortable with varying environmental climates.
• Perform duties outside normal responsibilities as needed.

Requirements

• Bachelor’s degree in business, marketing, real estate, or finance or equivalent experience.
• A minimum of 10 years of multifamily residential and condo management experience.
• Proficiency in computers and property management software, including Microsoft Office, iLuvLeasing, On-Site, Elise AI, RentCafe, and Yardi.
• Technical knowledge of building operations and maintenance.
• Understanding of marketing trends, budgeting, and reporting, including strong financial skills with knowledge of GAAP.
• Valid NYS real estate license or ability to obtain one within the first 120 days of employment.
• Work authorization required.
• Must be available to work weekends as needed.
