About the Role
The Arboretum Apartments in Farmingville, NY is seeking a Full-Time Property Manager to oversee property operations, including financial performance, security, staff development, and community appearance. This role requires a compassionate problem-solver who can maximize occupancy and increase property value while building community.
Responsibilities
- Demonstrate highest standards of personal and professional integrity, adhering to company policies and procedures, and complying with applicable laws.
- Ensure the highest quality living experience for residents, focusing on first and last impressions.
- Handle resident concerns and requests with a positive customer service attitude to ensure satisfaction.
- Develop and implement resident retention programs, such as events, promotions, and newsletters.
- Communicate with tenants regarding any property events that may cause disruption.
- Conduct periodic inspections with current residents and courtesy calls with recent move-ins/move-outs.
- Ensure the property is leased to its fullest capacity in accordance with budget guidelines and goals.
- Work with the leasing team to achieve property goals and ensure effective leasing techniques.
- Gather consistent information about marketing competition from the leasing staff.
- Monitor and analyze traffic, conversion ratios, renewal information, and marketing data.
- Understand financial goals and operate assets in owners' best interests according to the Policies and Procedures Manual.
- Maintain accurate records of all community transactions, including rent rolls, delinquency reports, and move-ins/move-outs.
- Ensure timely collection, posting, and deposit of all rents and late fees.
- Maintain community appearance and ensure repairs are noted and completed.
- Walk models and market-ready apartments regularly and communicate service needs to maintenance.
- Update make-ready boards daily to indicate vacant status and verify accuracy.
- Hire, train, motivate, supervise, and terminate on-site staff to achieve operational goals.
- Conduct new employee training, annual performance reviews, and review/approve timesheets.
- Instruct and advise on-site staff on employee procedures and guidelines.
- Perform other duties as assigned.
Requirements
- High School diploma or equivalent required; Bachelor’s degree preferred.
- Two years of experience in Property Management or other relevant work experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred; willingness to obtain if instructed.
- Problem-solving skills, ability to collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate action.
- Ability to serve on-call as scheduled or necessary.
- Ability to travel to attend company gatherings.
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite (Word, Excel, Outlook), and community software applications.
- Knowledge of OSHA laws and regulations.
- Participate in training to comply with new or existing laws.
- Present self in a neat, clean, and professional manner at all times.
