About the Role
The Project Manager is a key leadership role responsible for the overall success, quality, execution, and profitability of commercial flooring projects from preconstruction through closeout. This position requires strong initiative, sound decision-making, and the ability to effectively manage multiple projects while building lasting relationships with clients, general contractors, vendors, and installation teams. At Milburn, our Project Managers oversee all aspects of commercial flooring installations across a diverse portfolio of projects in healthcare, education, corporate interiors, retail, and public sector markets. Project sizes typically range from $250,000 to over $5 million, offering the opportunity to lead complex, high-profile installations that make a lasting impact.
Responsibilities
- Support sales staff and administrators to move jobs through the pipeline from initial purchase order through job completion.
- Actively monitor new job pipeline and review/approve Materials Specifications within 72-hour timelines post PO submission.
- Review plans, layouts, and job site conditions to ensure accurate material quantities, satisfy customer needs, and maximize cost savings and company profitability.
- Create, maintain, and distribute project schedules and progress updates.
- Attend project meetings as requested and required, mandatory on GC projects.
- Review pick tickets and materials in the warehouse to ensure completeness and identify deficiencies.
- Schedule dumpster deliveries/pick-ups.
- Actively engage in walking jobs to identify cost savings and increase gross profit prior to approving Material Specifications.
- Conduct pre-job site inspections, review and document conditions with a focus on detail, and identify potential issues early.
- Inspect materials upon delivery to jobsite, ensuring quantities and colors are correct.
- Supervise in-house field staff across Commercial and Sports Flooring Divisions to increase productivity and keep labor under budget.
- Manage and work closely with sub-contractors throughout the installation process, serving as their primary point of contact.
- Frequently visit job sites to maintain conditions, manage material, and inspect work quality and accuracy.
- Ensure flooring installation is performed to a high level of quality and in a timely manner.
- Document installation with pictures and save into job folder for future reference.
Requirements
- Minimum of 4 years of project management experience in commercial construction; commercial flooring experience is strongly preferred.
- Demonstrated ability to successfully manage projects from award through closeout while maintaining schedules, budgets, quality standards, and client satisfaction.
- Proficient in reviewing, interpreting, and applying construction drawings, blueprints, and project specifications.
- Experience coordinating with general contractors, architects, subcontractors, vendors, and installation teams.
Skills
- Proficiency in Microsoft Office Suite, including Outlook, Excel, and Word.
- Strong computer skills with the ability to effectively manage project documentation and communicate professionally via email.
- Experience with construction management software such as Procore, Bluebeam, Microsoft Project, RFMS, or similar platforms is preferred.
- Self-motivated, organized, and results-driven with a strong sense of ownership and accountability.
- Excellent organizational, time management, and prioritization skills with the ability to successfully manage multiple projects and competing deadlines.
- Strong verbal and written communication skills with a professional, polished demeanor.
- Proven ability to build and maintain positive relationships with clients, project teams, vendors, and internal stakeholders.
- Detail-oriented with exceptional follow-through and problem-solving abilities.
- Capable of working independently while contributing effectively in a collaborative team environment.
