About the Role

Oversee leasing activity, ensure resident satisfaction, optimize financial performance, and master regulatory compliance. Collaborate with the team to achieve property goals, maximizing occupancy and profits while enhancing the property's reputation and market value. This role is the face of our residential community, fostering positive relationships with residents and contributing to the overall success of our vibrant living spaces.

Responsibilities

  • Engage with community owners, upper management, internal team members, and business partners promptly and accurately.
  • Manage and take part in the lease enforcement process, including reviewing applications, performing inspections, and executing eviction procedures when necessary.
  • Lead the implementation of sales, marketing, and operational initiatives to meet budgeted occupancy and customer retention objectives.
  • Maintain expert-level competitive marketplace intelligence to execute effective marketing strategies.
  • Supervise programs for resident retention, lease renewals, and leasing to ensure maximum occupancy.
  • Communicate with residents in a timely manner to address their concerns effectively.
  • Collaborate with internal departments such as compliance, leasing, and accounting.
  • Provide guidance, establish goals, and oversee scheduling for Resident Managers, office, building, and leasing staff.
  • Recruit, train, and lead a unified team to ensure streamlined community operations.
  • Enforce compliance and communication of policies and procedures for residents and internal team members.
  • Conduct regular community inspections to identify maintenance issues and oversee building operations.
  • Supervise ongoing construction for new buildings.
  • Negotiate service contracts and ensure adherence to contractual obligations.
  • Be available after-hours for emergencies, resource coordination, and implementation of corrective action.
  • Ensure proper insurance requirements are met and report liability and property incidents.
  • Contribute to the preparation and adherence to operating budgets and forecasts.
  • Analyze income and expense patterns, providing recommendations to upper management.
  • Process invoices through the AP system and manage vendor payments.
  • Build positive relationships with residents, addressing concerns and implementing retention initiatives.
  • Be present on-site and able to move throughout the building to address community-related matters.
  • Perform duties outside their normal responsibilities as needed.

Requirements

  • Bachelor’s degree in business, marketing, real estate, or finance or equivalent experience.
  • A minimum of 5 years of multifamily residential community management experience.
  • Proficiency in navigating computers and community management software, to include Microsoft Office, iLuvLeasing, On-Site, Elise AI, RentCafe and Yardi.
  • Technical knowledge of building operations and maintenance.
  • Understanding of marketing trends, budgeting, and reporting, including strong financial skills with knowledge of GAAP.
  • Valid NYS real estate license or ability to obtain one within the first 120 days of employment.
  • Work authorization.
  • Must be available to work weekends (Saturdays and Sundays) as needed.
  • Must be able to move throughout the building to address community-related matters.
  • Ability to ascend and descend stairs and be comfortable with exposure to varying environmental climates and circumstances.
