About the Role
Leverage broker relationships, deal-sourcing instincts, and underwriting skills to identify and help close affordable housing investment opportunities nationwide. Work closely with an experienced team, utilizing problem-solving skills to identify opportunities and mitigate risks throughout the deal lifecycle.
Responsibilities
- Source acquisition opportunities nationwide through investment sales broker relationships, direct owner outreach, and off-market channels, building and maintaining a consistent pipeline of affordable and mixed-income housing deals.
- Manage CRM initiatives, tracking deal flow and prospective investments.
- Cultivate and maintain relationships with brokers, syndicators, developers, lenders, and housing agencies to gain early visibility into new opportunities ahead of broad marketing.
- Represent Standard Communities at industry conferences and broker events to build market presence and expand the firm’s network.
- Evaluate prospective acquisitions with a focus on Section 8 and LIHTC properties, assessing regulatory eligibility, compliance status, and recapitalization or refinance potential.
- Prepare and maintain financial models and underwriting analyses to evaluate pricing, yields, financing structures, and deal risk.
- Perform market and rent comparable analysis, review of operating financials and rent rolls, and site-level assessments.
- Track affordable housing transaction activity and regulatory developments affecting LIHTC and Section 8 properties.
Requirements
- 5+ years of relevant work experience in brokerage, investment sales, or acquisitions.
- Previous experience in affordable programs, specifically Section 8 and LIHTC, is preferred.
- Established relationships with affordable housing investment sales brokers, syndicators, and owners preferred.
- Strong financial modeling skills and proficiency in Excel.
- Excellent verbal and written communication skills, with the presence and credibility to represent the firm externally with brokers, owners, and capital partners.
- Tremendous organizational skills and the proven ability to manage multiple transactions simultaneously in a deadline-driven environment.
- Willingness to travel for property visits, broker meetings, and industry conferences.
