About the Role
The Property Financial Manager serves as the financial backbone for Stream’s Austin industrial property management platform, acting as the liaison between Corporate Accounting and local Property Management teams. This role is responsible for the financial performance of the portfolio’s assets, including monitoring results, leading budgeting, forecasting, and reporting, and partnering with Property Managers to deliver financial packages to clients. An ownership mentality is expected, with a focus on proactively addressing issues. This position may include supervisory responsibilities depending on portfolio needs.
Responsibilities
- Provide back-up invoice-approval support to Property Managers.
- Research and resolve accounting questions from internal Accountants and clients.
- Coordinate with Accountants on buyer/seller final settlements during property transitions.
- Review and approve lease abstracts/profiles and enter OPEX recovery setups in the accounting system.
- Manage CAM reconciliation inquiries from tenants and oversee the tenant audit process.
- Prepare complex tenant ledger reconciliations to support collection and default resolution efforts.
- Own the full monthly close cycle, including approving accruals, AR reviews, CAPEX distributions, AR batches, rent-ups, and commercial billings.
- Review the general ledger for consistency and accuracy and prepare and submit reclass entries as needed.
- Finalize monthly variance reports and rent roll reconciliations.
- Reconcile tenant security deposit ledgers.
- Lead annual budget preparation, reforecasts, and operating expense reconciliations across the full industrial portfolio.
- Serve as the primary financial point of contact for clients, answering questions on budgets, financials, and CAM recoveries.
- Produce custom financial reports on request.
- Ensure SOC 1 compliance when reviewing and preparing all transactions across applicable assets.
- Monitor vendor and tenant insurance compliance against lease and client requirements.
- Maintain current COI records via NetVendor.
- Provide Yardi/accounting-system mentoring, training, and support to the Property Management team.
- Assist with special projects for the assigned portfolio as needed.
Requirements
- 3+ years of experience in a similar role, ideally with prior commercial property management experience carrying significant financial responsibility.
- Advanced accounting knowledge, including accruals, general ledger review, and full-cycle financial reporting (leasing reports, executive summaries, variance reports).
- Advanced knowledge of commercial lease recovery language and lease types (NNN, base year/expense stop, gross-ups, caps, options, termination fee calculations).
- Proficiency with Yardi and/or MRI, with the adaptability to work across multiple platforms (e.g., Impak, NetVendor).
- Strong financial and analytical mindset with exceptional attention to detail.
- Proficiency with Microsoft Office, particularly Excel.
- Ability to independently research and resolve complex items — lease language, TI overages, lockouts, defaults, termination fee calculations — with limited supervision.
- Strong organizational and communication skills with a deadline-driven, proactive, solutions-oriented approach.
- Mentoring capability and a desire to grow within Stream’s property management department.
