About the Role

The Sr. Project Manager (PM) is responsible for managing design and construction projects to ensure they are on schedule, within budget, high-quality, cost-effective, and meet client program needs within the challenging healthcare construction environment. The role involves managing multiple projects simultaneously from concept through closeout, including scoping, budgeting, procurement, and construction management.

Responsibilities

Manage design and construction projects from concept through closeout.
Organize, plan, and control design and construction efforts for projects ranging from $50,000 - $70,000,000.
Select professional design staff, general contractors, and subcontractors.
Coordinate activities of clients, construction inspectors, and other project stakeholders.
Manage project progress to achieve objectives consistent with department standards and customer expectations.
Resolve project-related problems.
Ensure compliance and safety by working with state agency officials.
Communicate effectively with project stakeholders regarding program, budget, schedule, and construction impact.
Utilize internal project management tools and systems to monitor progress, control schedules and budgets, generate reports, and maintain records.
Ensure accurate data entry and updates for transparent communication, audit readiness, and informed decision-making.
Provide support to the annual Capital Budget development process.
Coordinate activities of HD&C Project Managers and Assistant Project Managers as directed.
Represent UCSF Health on design and construction projects, including new development, facility expansion, renovations, and retrofitting.
Coordinate, monitor, and report on all design and construction activities.
Administer consultant and construction agreements.
Facilitate quality control, maintenance of design and construction schedules, construction management, and owner representative responsibilities.
Manage medium-to-large teams of external vendors and internal staff on medium-to-large projects.
Deliver medium to large scale projects with moderate to difficult complexity on time and on budget.
Exercise independent judgment in selecting methods, techniques, and evaluation criteria.
Lead the developmental stage of capital projects to ensure adequate definition of scope, schedule, and phasing.
Create preliminary project budgets and schedules using Health D&C project benchmarks or working with design professionals.
Define working criteria for projects, determining hazardous materials, infection control, phasing, and fire and life safety requirements.
Estimate design review efforts to minimize the risk of cost overruns during construction.
Coordinate with the Inspector of Record, state agencies, contractors, and University representatives to ensure code compliance, quality of work, and a constructive relationship with regulators.
Prepare and verify all required documentation for occupancy or authorized project approval.
Coordinate all project relocations, furniture, equipment, and IT scopes of work.
Ensure all aspects of the project are addressed in a timely manner.

Requirements

Must be on-site, in-person, no less than 4 full days per week.

UCSF Health, Design & Construction provides comprehensive capital project delivery services to inpatient, ambulatory, and hospital administrative units across multiple campuses in San Francisco and the greater Bay Area.
Project types include infrastructure & technology upgrades, renovations, diagnostic, imaging and treatment facilities, full floor renovations of inpatient units, and remodels of clinical, administrative, and outpatient facilities.
The Health Design & Construction group ensures projects are delivered on time and within budget, with appropriate design solutions, adherence to public contracting laws and codes, maintained safety for patients and staff, and timely placement of furnishings, equipment, and IT support, all with minimal disruption to clinical activities.
The current program is $400M and consists of over 100 projects.
The combined UCSF Campus and Health organizations include approximately 198 UCSF and 38 contract personnel, operating/recharge budgets exceeding $52.2M annually, current year capital project expenditures of $900 million, and oversight of over $13.3 billion in long-range capital development.
