About the Role

The Facility Operating Engineer Level 3 is responsible for operating, maintaining, troubleshooting, and repairing mechanical, electrical, plumbing, and building systems on Schwab campus facilities. This role ensures a well-maintained, safe, and productive environment by partnering with facility managers, vendors, and other engineering staff, acting as stewards of critical environments and systems.

Responsibilities

• Troubleshoot and perform preventive and corrective maintenance on mechanical, electrical, and plumbing equipment.
• Respond to and complete facility service requests and work orders efficiently with minimal disruption.
• Perform routine and advanced adjustments to BAS software for environmental comfort and mechanical calibrations.
• Operate independently and as part of a team.
• Conduct daily rounds and readings of building components, engineering logs, and data records.
• Perform work order administration using the company-provided CMMS system, ensuring accurate and timely information.
• Order parts and supplies, and maintain inventory levels.
• Respond to urgent/critical incidents.
• Oversee vendor partners during contracted maintenance and repairs.
• Maintain up-to-date files of building plans, equipment specifications, maintenance logs, and equipment manuals.
• Pass competency-based exams on equipment operation.
• Complete required safety and compliance training.
• Travel to El Paso, TX as needed (approximately 5% travel).
• Report to the Technical Facility Manager.
• Perform any other duties as directed by the Technical Facility Manager.
• Work Monday - Friday 5:00 AM – 2:00 PM, with after-hours emergency call response, weekends/holidays, and shift work as required.
• Travel to other sites may be required to support business needs, potentially including overnight stays and weekends.

Requirements

• High school diploma or general education degree (GED).
• Universal CFC certification.
• 6+ years of facility operations engineering experience.
• 4+ years of critical facilities operations background.
• Working knowledge of HVAC, plumbing, electrical equipment, repair and maintenance, BMS systems, and commercial kitchen equipment.
• Demonstrated knowledge of overall system design and sequence of operations of critical equipment such as generators, transfer switches, and UPS systems.
• Intermediate skills with Microsoft Office Suite.
• Demonstrated knowledge of CMMS and other standard Building Automation Systems, including mobile device technology.
• Ability to understand electrical distribution and interpret one-line drawings.
• Ability to interpret blueprints and schematics.
• Strong customer service skills.
• Comfortable multi-tasking, staying calm under pressure, and prioritizing tasks.
• Experienced using small, elevated lifts and ladders for high work.
• Ability to walk and stand for long periods.
• Ability to reach with hands and arms, climb ladders, balance, stoop, kneel, crouch, or crawl in limited commercial building spaces.
• Ability to work at heights up to and sometimes exceeding 100 feet.
• Ability to lift up to 50 pounds and frequently move up to 100 pounds.
• Experience working on Class A commercial buildings.
• Desire to continue education in Building Science with a focus on electrical or mechanical operations.
• Certifications or completed degree programs from accredited trade schools, or mechanical vendors such as York or Trane.
• Electrical and/or Mechanical license is a plus.
• Ability to solve complex problems and handle a variety of options in varying situations while maintaining composure and professionalism.
• Ability to draw upon the opinions and diversity of others before making recommendations.
• Ability to comprehend and interpret instructions, short correspondence, and email inquiries.
• Ability to explain issues in a clear and basic format when dealing with Mechanical, Electrical, and Plumbing systems.
• Ability to write routine correspondence, log-notes, and status updates in CMMS systems.
• Ability to respond to common inquiries or complaints from other employees.
• Ability to effectively communicate and present information in one-on-one and/or small group situations.
