About the Role
The Vice President, Asset Management will manage a portfolio of debt and alternative investments, including whole loans, mezzanine loans, preferred equity, and pooled mortgage vehicles. This role involves portfolio surveillance, reporting, borrower interface, loan compliance, and servicing, working closely with internal teams on acquisitions and oversight.
Responsibilities
- Monitor investment performance, including financial reports and sponsor updates, to identify and address issues proactively.
- Serve as the primary communication point with borrowers and sponsors.
- Assess and respond to borrower/internal approval requests in consultation with leadership and committees.
- Oversee loan draws and administer escrow accounts.
- Monitor key dates and compliance requirements from all underlying documents.
- Ensure borrower/sponsor compliance with reporting deadlines and performance requirements.
- Maintain credit/loan servicing files.
- Review and approve budgets and other items as required by governing documents.
- Conduct site visits and market research to assess collateral.
- Review monthly reports from trustees/servicers for pooled mortgage securities, identifying issues proactively.
- Conduct regular loan portfolio reviews with special servicers, focusing on watchlist loans and loans of interest.
- Ensure compliance with agreements between HGI and other parties.
- Participate in the administration and management of securitization initiatives and credit facilities.
- Support and participate in the preparation of monthly reporting processes.
- Communicate effectively with institutions, executives, investors, lenders, and partners.
- Participate in quarterly/annual valuation, audit, and compliance reporting processes.
- Ensure timely receipt of loan/security payments.
- Make recommendations related to investor distributions.
- Oversee and lead workouts, loan modifications, and restructurings for assigned loans.
- Oversee and manage assigned Analyst and/or Associate staff and support junior team member development.
Requirements
- Bachelor’s degree required.
- Minimum of 7-10 years of real estate debt asset management experience.
- Demonstrated experience asset-managing and/or servicing debt portfolios in multiple US markets (whole/senior/mezzanine loans and/or real estate securities).
- Multifamily property sector experience required.
- Superior analytical and problem-solving skills.
- Experience in providing creative and innovative solutions to real-time challenges.
- An investment mindset with a thorough understanding of financial calculations such as NPV, DCF, and IRR.
- Well-versed in project proformas and understanding deals.
- Ability to articulate the case for a specific project, both orally and in written form.
- Proficiency with MS Excel and Word required.
