About the Role
Altus Group is seeking an Associate Director for their Toronto office's Development Advisory Team. This role involves guiding a team of consultants to deliver cost consulting services, manage client relationships, and contribute to business development and revenue generation.
Responsibilities
- Provide a full range of cost consulting services, including construction estimation, cost planning, and change order review.
- Read, understand, and interpret construction drawings and specifications at an advanced level.
- Review and provide guidance on measurement for junior team members.
- Complete project descriptions and assumptions.
- Demonstrate a practical understanding of construction methodology and technology.
- Possess extensive trade/product knowledge.
- Prepare and complete divisional (trade)/ CIQS elemental take-offs based on all levels of design documents.
- Have a fundamental understanding of Mechanical & Electrical systems.
- Apply advanced understanding of factors influencing construction costs to produce estimates or conduct change order reviews.
- Complete estimates and reports.
- Prepare/analyze detailed general condition breakdowns, including logistics and high-level schedule duration calculations.
- Perform full-cycle change order analysis, including interpretation, take-off, pricing, and negotiation.
- Reconcile estimates with tenders, owner’s budgets, and/or contractor’s estimates.
- Prepare, coordinate, and deliver estimates on schedule and within fees.
- Maximize the use of appropriate software and technology (e.g., CostX, Revit, CAD, Microsoft Office) and train others.
- Develop and build long-term client relationships to foster repeat business, referrals, and service expansion.
- Lead the assessment of client requirements, conduct project reviews, and resolve issues efficiently.
- Prepare proposals, including fee calculations for approval.
- Support management in implementing strategies for revenue generation, profitability, and growth.
- Lead the implementation of approved business plans and act as a champion for these initiatives.
- Provide leadership, guidance, coaching, mentoring, and support to direct reports and team members.
Requirements
- Bachelor’s Degree in Civil/Structural Engineering, Construction Management, Quantity Surveying, Building Science, or a related field.
- 7-10 years of leadership experience in commercial real estate or a related field.
- Multi-dimensional understanding of the real estate consulting and advisory industry.
- Professional Quantity Surveyor (PQS) or Member RICS (MRICS) required.
- Self-motivated with a high degree of integrity, honesty, and work ethics.
- Proven strategic thinking, analytical skills, and strong business acumen with a focus on business development.
- Client service oriented.
- Full and deep understanding of Cost Planning services.
- Proactive exploration of opportunities to improve efficiency and effectiveness of business processes.
