About the Role
This role oversees and performs technical and mechanical work to ensure the cleanliness, appearance, safety, and functionality of buildings, grounds, amenities, and common areas meet company standards.
Responsibilities
- Manages work orders for resident service requests and routine upkeep by diagnosing and repairing defects.
- Oversees the "make-ready" process for vacant apartments, including inspections, punch lists, scheduling, and completing maintenance tasks.
- Develops standards for community cleanliness and appearance, including grounds, amenities, building exteriors, and common areas.
- Inspects work performed by service team members and develops corrective action plans.
- Inspects work performed by contractors and vendors to ensure quality standards.
- Maintains inventory of spare parts and maintenance materials, ordering supplies within budget.
- Completes monthly preventative maintenance procedures.
- Supports cost-cutting and expense control by repairing parts and conserving materials.
- Conducts safety meetings, ensures MSDS sheets are current, and maintains compliance with OSHA and safety laws.
- Demonstrates customer service skills by treating residents with respect and responding to maintenance service complaints efficiently.
Requirements
- Must have a valid driver's license.
- Must be able to lift up to 50 pounds.
- Must be able to work on-call evenings and weekends as needed.

Salary/Compensations
- $28.00 - $30.00 per hour
