About the Role

Planned Companies Maintenance Services (PMS) is hiring a Maintenance Technician to ensure clients' properties are kept clean, secure, and welcoming through routine inspection, maintenance, and repair of various equipment.

Responsibilities

• Perform preventative maintenance and repair of mechanical, electrical, and plumbing equipment, contacting outside contractors when necessary.
• Inspect boilers and hot water heaters, reporting any leaks to management.
• Schedule extermination procedures as needed.
• Maintain social areas and amenities.
• Ensure walkways are clear and salted during inclement weather.
• Inventory mechanical and maintenance supplies.
• Troubleshoot issues such as tripped breakers, leaking pipes, and water intrusion.
• Execute general building repairs including doors, filter changes, floor covering installation, and light carpentry.
• Maintain logs and visually inspect operating equipment, including chillers, cooling towers, water heaters, pumps, and fan coil units.
• Inspect rooftop exhaust fans, cooling towers, and domestic water drives.
• Ensure organized trash removal and maintenance of the trash area.
• Replace light fixtures, branch switches, receptacles, and sockets.
• Adjust locks and latches on doors, windows, and lockers.
• Replace blown light bulbs.
• Perform painting and plastering as required.
• Maintain daily records of work performed.
• Report necessary work for outside mechanics and track completion.
• Assist building management with projects and other requested duties.

Requirements

• Minimum of 3+ years of experience in a similar role.
• Strong plumbing, electrical, and carpentry experience.
• Solid interpersonal and excellent communication skills.
• Good listener capable of accurately transmitting information.
• Reliable, highly organized, detail-oriented, courteous, friendly, hardworking, and professional.
• Eager to learn and take on additional responsibilities.
• Extremely dependable and reliable.
• Flexible to work during emergency situations.
