About the Role

To control and supervise the building control systems, maintenance programmes and maintenance staff for the designated building(s)/location(s).

Responsibilities

  • Supervise the activities of the building planned maintenance team and ensure planned preventative maintenance tasks are carried out to required quality standards.
  • Identify and diagnose faults and carry out repairs, adjustments, and other maintenance works.
  • Carry out routine servicing, repair, or adjustment of plant or machinery in accordance with the planned maintenance schedule.
  • Adopt a flexible approach in respect of other skills or trades to ensure cost-effective completion of tasks.
  • Control, monitor, and update the building planned maintenance/access control systems.
  • Assist the Building Services Manager in preparing and implementing planned maintenance schedules for plant and equipment.
  • Monitor and supervise all maintenance/engineering activities.
  • Ensure service areas, plant rooms, and inspection cupboards are maintained in pristine condition.
  • Assist with the inspection and testing of fire and life safety systems.
  • Supervise staff and ensure high standards are maintained.
  • Prepare schedules of defects on plant, services, and building structure, and progress remedial action.
  • Assist with preparing specifications and recommendations for works or modifications to existing services, plant, and equipment.
  • Record and schedule energy/fuel costs and consumption, including temperature and humidity levels.
  • Comply with the Company's "Health & Safety" policy and procedures.
  • Inform relevant parties of necessary close downs or testing of plant, fire and life safety systems, or other events affecting building operation.
  • Progress recommendations on service and maintenance matters to ensure tenant benefit and minimum disruption.
  • Be available outside normal working hours for emergency situations.
  • Organise and make accessible service manuals, drawings, certificates, and other documentation/records.
  • Ensure accurate and timely completion of staff time/task sheets.
  • Carry out other reasonable duties as requested by management.

Requirements

  • Completed an apprenticeship in either mechanical or electrical engineering with relevant certification.
  • Experience of electrical, mechanical, and HVAC systems within a large complex is essential.
  • Possess a flexible, innovative, and hands-on approach.
  • Ability to motivate staff, communicate at all levels, and cope with stressful situations.
  • Appreciation of the importance of customer service and its application.
  • Flexible and willing approach to work.
  • Team player capable of working under pressure.
  • Capable of working on own initiative and self-motivated.
  • Excellent verbal & written communication skills.
  • Good IT skills and knowledge of MS Office.
  • Knowledge of Key Manager Programme Modules.
  • Knowledge of IOSH Managing Safely.
  • Knowledge of C&G Water Treatment.
  • Knowledge of Relevant Emergency Procedures.
  • Knowledge of Insurance Impairment Procedures.
  • Fulfill legal duty to take reasonable care for health and safety.
  • Follow all guidance and instructions regarding health and safety.
  • Understand and adopt the company's ESG Strategy into respective roles.
  • Adhere to environmental regulations, minimise waste, support nature, and facilitate positive change.
  • Comply with system requirements as detailed within the Company Quality Manual & Policies.
  • Ensure effective implementation of Procedures, Plans, and Forms within EDMS.
