About the Role

NYCHA's Asset & Capital Management (A&CM) Division seeks a CMO Field Supervisor to audit the performance of Construction Managers on capital construction projects. This role ensures contract compliance, assists with issue resolution, and supports construction administration.

Responsibilities

• Review Construction Manager's on-site activities for compliance with contracts and NYCHA standards.
• Review Construction Manager project documentation in the project management system.
• Review daily Construction Manager reports for proper documentation.
• Escalate non-conformances by filing audit reports.
• Prepare and submit weekly project status reports.
• Perform constructability reviews at various design stages.
• Review and recommend action on Construction Manager requests for additional services.
• Review and recommend action on contractor requests for time extensions.
• Assist with reviewing actionable documents such as RFIs, submittals, schedule of values, change orders, and progress reports.
• Assist with reviewing contractor payment requisitions.
• Ensure Construction Managers maintain accurate project records and update the project management system.
• Ensure Construction Managers verify proper signing of the development logbook and completion of daily sign-in sheets.
• Assist in the preparation of punch lists.
• Maintain familiarity with applicable building codes and regulations.
• Serve as NYCHA’s representative in filing complaints for unlawful activity if required.
• Train and mentor assigned staff if required.
• Travel to all NYCHA sites across all boroughs.

Requirements

• Six years of full-time paid experience as an architect, engineer, construction superintendent, mason, carpenter, plasterer, iron worker, and/or inspector of construction, one year of which must have been in a supervisory capacity.
• Four years of experience as described above, plus two years of education in an accredited college or technical school in subjects directly related to construction, or education toward a baccalaureate degree in Engineering, Architecture, or Engineering Technology.
• At least one year of experience as described above, which must have been in a supervisory capacity, plus completion of an approved five-year apprenticeship program in housing construction inspection.
• Completion of three years of apprenticeship in housing construction inspection plus either three years experience as described above, one year of which must have been in a supervisory capacity, or one year of experience as described above, which must have been in a supervisory capacity and two years of education as described above.
• Education and/or experience equivalent to the above qualifications.
• All candidates must have at least one year of experience as an architect, engineer, construction superintendent, mason, carpenter, plasterer, iron worker, and/or inspector of construction, which must have been in a supervisory capacity.
