About the Role
The Assistant Maintenance Manager will maintain and enhance the value of the assigned community and assume Maintenance Manager responsibilities when the manager is unavailable.
Responsibilities
- Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments.
- Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system.
- Address pending tasks and set clear completion expectations.
- Document all maintenance activities and communicate clearly with residents, team members, and supervisors.
- Provide status updates and explanations of ongoing work.
- Troubleshoot, diagnose, and repair HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance issues.
- Perform sheetrock repairs to maintain community aesthetics and structural integrity.
- Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws.
- Collaborate with maintenance team members, other departments, and external contractors for seamless property maintenance.
- Conduct proactive preventive maintenance activities.
- Assess property safety and cleanliness standards.
- Report supply needs to Maintenance Manager and/or Community Manager.
- Maintain shop organization.
- Assume the responsibilities of the Maintenance Manager in their absence.
Requirements
- One year of multifamily maintenance experience and/or training, or a combination of education and experience.
- EPA certification required.
- Basic skills in Microsoft Office Suite.
- Must be able to walk, stand, climb stairs or ladders and access various areas of the property.
- May be required to push or pull items and reach overhead.
- May be required to bend, stoop or kneel.
- May require dexterity of hands and fingers and ability to grasp tools.
- Must be able to see to perform inspections, read blueprints and schematics and read computer screens.
- Must be able to hear and understand verbal communications in person and over the phone or computer.
- Must be able to hear to detect sounds indicating potential issues.
- May occasionally be required to lift or carry items weighing up to 50 pounds.
- Occasionally lifting heavier items with assistance of team members or lifting equipment.
- Must be able to operate various maintenance tools including power tools, ladders and lifts.
- Must be able to operate a computer, keyboard, mouse and other office equipment.
- A flexible schedule is required and hours include weekdays, nights, and weekends as needed.
- Employment is contingent upon successful completion of a background check.
- A valid driver’s license is preferred.
