About the Role
True Connection Communities (TCC) is a rapidly growing Senior Housing platform focused on the Active Adult and Independent Living segments. The Maintenance Director plans, organizes, and directs the general maintenance and repair of the Senior Living Community, including preventive maintenance, resident unit repairs, and common area upkeep. This role also involves training and managing Maintenance Technicians, with fiscal responsibility for purchasing and budget management.
Responsibilities
- Oversee the hiring, training, and management of all maintenance team members.
- Prepare work schedules, conduct training staff meetings, and complete performance reviews.
- Motivate, discipline, train, and evaluate team members.
- Schedule team members according to budget and ensure appropriate staffing levels.
- Ensure a safe and sanitary environment meeting all codes and standards.
- Maintain regulatory compliance with state fire safety code, health inspections, and other regulations.
- Manage department labor expenses, minimize overtime, and control supply expenses within budget.
- Assist Executive Director in developing department budgets, including service, supply purchasing, labor, and capital needs.
- Perform scheduled preventative maintenance on all mechanical systems and ensure accurate data recording.
- Perform general maintenance on community equipment, buildings, and grounds.
- Understand HVAC and other mechanical systems and implement a preventative maintenance program.
- Conduct daily inspections of the building, grounds, and key equipment, performing necessary maintenance and repairs.
- Oversee and maintain timely resolution of work orders.
- Participate in required in-service training.
- Supervise safety and fire protection and prevention programs, including weekly inspections.
- Maintain drawings, plans, manufacturer warranties, and instructions on file.
- Maintain the general appearance of the building, including assisting with event setup and cleanup.
- Oversee and supervise outside third-party vendors for maintenance and grounds services.
- Maintain a service mentality during service calls and interactions.
- Perform other duties as assigned.
- Work collaboratively with Executive Director and other department heads to create a positive atmosphere.
- Provide exceptional customer service to residents and visitors.
- Foster a sales-oriented culture by participating in sales and marketing efforts.
- Effectively train, coach, reward, and discipline staff.
- Complete departmental-related reports accurately and timely.
- Attend company-hosted webinars, on-site meetings, regional meetings, and national meetings.
- Complete all required trainings to maintain certifications and credentials.
- Meet with all new residents within the timeframe set by the Executive Director.
- Participate in the Manager-on-Duty program, including covering weekends on a rotating basis.
Requirements
- High school diploma or equivalent.
- 2+ years in maintenance or facilities management.
- Proficiency in HVAC, plumbing, electrical systems, carpentry, masonry, and small appliance repair.
- Understanding of health, safety, and building codes.
- Ability to respond to inspections and surveys.
- Strong skills in diagnosing maintenance problems and resolving issues within budget.
- Ability to direct and motivate teams, delegate tasks, and make staffing decisions.
- Exhibits excellent customer service and promotes the community positively.
- Comfortable with computers and various software programs.
- Valid state driver’s license and clean driving record.
