About the Role
The Account Manager will be responsible for the delivery of all day-to-day MEP activities, including Specialist Vendors, and will act as the technical support function for the team. This role involves managing contract administration, compliance, and driving operational excellence and customer service.
Responsibilities
- Provide leadership of the engineering team in delivering all contractually required outcomes, including MEP Specialist Vendors.
- Operate all facility systems competently, effectively, and efficiently, including HV/LV Switching Operations.
- Make recommendations for improvement and provide concise technical reports.
- Manage all activities related to the technical and efficient operation of installed building systems, including MEP assets and statutory regulations.
- Ensure Specialist Vendor visits are prepared and approved in line with Specialist Vendor X-Plans/Corrigo Schedules.
- Ensure all critical works have Change Management approval prior to commencement.
- Ensure team and Specialist Vendors comply with contractual service level agreements (SLAs).
- Lead the operation of the CMMS system, ensuring accurate completion of MEP PPM, Reactive, and Corrective Work Orders.
- Monitor team performance to ensure compliance with expected outputs.
- Attend weekly operations meetings, client meetings, and Monthly & Quarterly Report Meetings.
- Complete Monthly and Quarterly Engineering Reports, noting significant events or activities.
- Maintain ownership of the engineering risk register and report on critical systems availability/asset reliability.
- Review engineering competency, identify skills gaps, and plan future training.
- Ensure the contract is staffed by competent teams with effective succession planning.
- Compile critical incident & near miss reporting and conduct after-action reviews.
- Ensure all MEP planned/corrective/reactive maintenance is undertaken in line with OEM/SFG20 requirements.
- Immediately report all critical equipment operational issues to the Customer, providing relevant reports and recommendations.
- Maintain ownership of statutory compliance (Logbooks) and Integral/JLL Global and Regional Compliance Standards.
- Manage escalation of Specialist Vendor performance issues.
- Ensure all technical/legislative updates are effectively communicated and implemented by the engineering team.
- Participate in the site escalation process, including on-call duties and MEP emergency response.
- Own the financial performance of the account, including developing project opportunities.
Requirements
- Minimum of 5 years relevant experience in Critical Environments such as Banking HQ and Data Centres or Similar.
- HV/LV Authorised Person (or ability to obtain).
- Electrical/Mechanical Engineering HNC or HND (or successfully completed apprenticeship).
- C&G Pts. 1 & 2, equivalent or exceeds.
- 18th Edition IEE: Wiring and Installation.
- IOSH Managing Safely (or NEBOSH equivalent).
- Excellent communication skills with the ability to deal with all levels of staff/management/customers.
- Ability to lead, motivate, and direct a small team of engineers and supervisors.
- Completed ILM3/5 or similar.
- Enthusiasm and proactivity in achieving the highest standard of operation.
- Excellent IT and report writing skills.
- Ability to work under pressure while remaining calm, clear-thinking, and able to deliver services within time constraints.
- Willingness to attend on and off-site training for MEP assets, potentially requiring nights away.
- Advanced communication skills with a full understanding of customer needs & expectations.
- High level of initiative with drive to continuously improve the operation.
- Smart, presentable professional appearance.
- Ability to comprehend and act upon both verbal and written instructions.
- Integrity, honesty, and punctuality.
- Collaborative team player, working effectively to achieve common goals.
