About the Role

The United Group of Companies is seeking a Property Manager to join their team at Fayette Place/Uncommon Apartments in Syracuse, NY. This role is responsible for overseeing marketing, leasing, financial reporting, resident management, property maintenance, staff training, and human resources functions to ensure successful community operations and resident satisfaction.

Responsibilities

  • Creates and executes the property’s Annual and 90-day Marketing + Leasing Plans.
  • Coordinates and disseminates communication for scheduled events.
  • Provides sales and leasing training to staff.
  • Prepares regular market surveys and shops competition.
  • Prepares weekly and monthly reports.
  • Reviews rental applications and lease forms for accuracy and compliance.
  • Prepares the property's annual budget and monitors budget performance.
  • Assists with monthly financial accounting, reporting, and variance explanations.
  • Prepares purchase orders and inputs invoices.
  • Reports payroll information to the Corporate office.
  • Supervises inventory of equipment and supplies.
  • Manages the property's Petty Cash.
  • Provides leadership to staff and residents, adhering to company procedures.
  • Works with Regional Manager to maximize NOI and align owner goals with property operations.
  • Creates and drives new revenue streams.
  • Ensures resident retention programming is executed consistently.
  • Ensures resident files are accurate and complete.
  • Administers rent collection programs consistently.
  • Manages resident complaint log.
  • Manages move-ins and move-outs.
  • Evaluates maintenance operations for cost efficiency.
  • Inspects the physical plant and reports deficiencies.
  • Audits service requests performed by staff.
  • Performs inspections of maintenance work and adjusts schedules as needed.
  • Evaluates and approves decisions for physical repair, replacement, and improvements.
  • Maintains knowledge of vacant apartment conditions.
  • Performs regular inspections of common areas, grounds, and building exteriors.
  • Supervises vacant apartment make-ready procedures.
  • Directs and/or recommends physical repairs and improvements to the Maintenance Supervisor.
  • Directs, approves, and/or recommends supplies, materials, and equipment.
  • Trains staff on Company’s standard operating procedures and policies.
  • Ensures staff training is consistently administered.
  • Ensures staff members are knowledgeable on company procedures.
  • Coordinates and ensures site staff is trained properly in Entrata.
  • Upholds standards for employee training, safety training, and industry-specific training.
  • Ensures staffing levels align with business needs.
  • Supervises on-site personnel and manages activities like scheduling, time and attendance, payroll, and progressive discipline.
  • Manages employee training and development.
  • Hires and terminates employees according to guidelines.
  • Conducts formal employee performance evaluations and recommends promotions/salary increases.
  • Actively participates in, follows, and enforces safety and health programs.
  • Resolves questions and recommends expenditures to correct unsafe conditions.
  • Conducts safety inspections and ensures safe work practices.
  • Performs safety inspections and reviews reports.
  • Conducts regular safety meetings with employees.
  • Investigates accidents and assists with accident report completion.
  • Ensures specific safety programs are implemented and complied with.

Requirements

  • Supervisory experience with both leasing and maintenance staff.
  • 5+ years of experience in residential property management.
  • Experience with software such as Entrata and CRM.
  • Demonstrates integrity on a personal and professional level.
  • Exceptional communication, sales, and negotiation skills.
  • Ability to solve problems involving residents and challenging situations.
