About the Role

The Director of Facilities manages all system-wide custodial services for Queens Public Library locations, ensuring buildings are clean, safe, and accessible. This role involves delivering quality customer service, providing on-site leadership during emergencies, and managing a team. The position requires on-call availability 24/7.

Responsibilities

  • Manage system-wide branch library custodial and mobile coverage operations.
  • Supervise Senior Library Custodians, the Flushing Senior Building Manager, and the FES Operations Manager.
  • Evaluate custodian performance, set expectations, and complete performance evaluations.
  • Provide on-site leadership during Library-declared emergencies, including snow removal and flood mitigation.
  • Collaborate with other departments during branch construction and renovations.
  • Create and implement a comprehensive preventative maintenance plan for custodial operations.
  • Identify needs and develop plans for equipment replacement and repair.
  • Manage the Facilities and Environmental Services (FES) custodial budget, including supplies, equipment, and contractual services.
  • Collaborate with Health & Safety and Risk Management to improve building conditions.
  • Investigate and resolve facility and custodial concerns.
  • Formulate strategies to meet customer expectations through comfortable, safe, and accommodating facilities.
  • Prepare project status reports and other requested reports.
  • Coordinate and lead response efforts during building and weather-related emergencies.
  • Manage custodial aspects of renovations and new construction.
  • Lead and motivate multifunctional teams, manage conflicting priorities, and build relationships.
  • Provide oversight of custodial project team schedules, events, and coverage.
  • Respond to special requests.
  • Prepare and submit timely annual custodial reviews and progressive discipline reports.
  • Coach, counsel, discipline, and manage performance for custodial staff.
  • Implement training programs for professional growth and development.
  • Manage a largely union-represented workforce in accordance with Library policies and the collective bargaining agreement.
  • Approve and manage expenditures for personnel costs, supplies, and equipment.
  • Manage invoices from contractors and vendors.
  • Meet cost-saving targets through budgetary controls and tracking reports.

Requirements

  • High School Diploma or equivalent.
  • At least ten (10) years of progressively responsible custodial or facilities management experience.
  • At least five (5) years supervising multi-site custodial operations and staff.
  • Must possess a valid driver’s license.
  • Proficient experience managing custodial operations in a large, complex, multi-site facility.
  • Proficient experience in supervision of a large, unionized workforce, including supervisors and staff.
  • Proficient computer skills including MS Word, Excel, Outlook, Teams.
  • Proficient writing and communication skills.
  • Experience developing staffing plans, work schedules, and operational standards.
  • Experience in budget preparation and administration.
  • Experience in contract administration and vendor performance management.
  • Knowledge of OSHA, EPA, and local health and safety compliance.
  • Knowledge of green cleaning programs and environmental sustainability initiatives.
  • Experience with custodial quality assurance and performance metrics.
  • Experience in emergency preparedness and response.
  • Experience with inventory, equipment lifecycle management, and procurement.
  • Experience with labor relations and administration of collective bargaining agreements.
  • Experience preparing reports and presentations for executive leadership.
