About the Role

The Maintenance Person is responsible for operating and maintaining electrical and mechanical equipment to provide heating and hot water for the property. This role ensures efficient building heat and air-conditioning functions, including safety, maintenance, and repairs, coordinating daily activities with the Site Manager.

Responsibilities

  • Maintain heaters, air-conditioners, and other equipment for safe and efficient operation, ensuring continuous hot water service.
  • Inspect control equipment, checking for faults, wear, and other issues, and perform preventive maintenance like lubricating motor bearings and pumps.
  • Perform necessary maintenance and repairs on apartments.
  • Complete all work required to turn over units as they are vacated, including furniture removal.
  • Immediately report any health or safety issues to the Site Manager.
  • Conduct weekly inspections of buildings, grounds, and public areas, reporting deficiencies to the Site Manager.
  • Periodically inspect buildings and grounds to identify necessary preventive maintenance and consult with the Site Manager.
  • Ensure cleanliness of all building halls, walls, stairways, grounds, and other public areas, including light fixtures and mailbox fronts.
  • Clean washers and dryers in laundry rooms regularly.
  • Pick up trash daily, clean sidewalks, edge walks, and maintain grass around buildings, trees, and plants.
  • Report building damage, vandalism, unusual circumstances, and related incidents to the Site Manager.
  • Address emergency conditions such as water flooding, sewer back-ups, and inclement weather events, including shoveling and chemical distribution.
  • Ensure all maintenance work and repairs are properly recorded on work orders.
  • Deliver appliances to units for transfers, removals, and replacements.
  • Perform landscaping duties to maintain outside property areas using power equipment.
  • Attend mandatory meetings and seminars.
  • Perform other duties and responsibilities as assigned by the Site Manager and/or TMAM Management.

Requirements

  • Must be able to lift a minimum of 50 pounds.
  • Able to climb ladders to a height of 20 feet.
  • Provide own basic tools or be willing to obtain required hand tools prior to employment.
  • Must have access to reliable vehicle transportation for errands from the property.
  • Possess a valid driver’s license and a driving record acceptable to TMAM for site errands.
