About the Role
The Area Maintenance Team Leader is responsible for protecting, maintaining, and enhancing the value of the community, while maximizing the resident living experience by ensuring all maintenance issues are resolved expertly and efficiently.
Responsibilities
- Ensure the property maintains exceptional curb appeal by keeping grounds and buildings clean and properly maintained.
- Assist with basic repairs and other general maintenance duties.
- Consistently demonstrate exemplary customer service and teamwork.
- Maintain a safe, tidy, and sanitary clubhouse, office, models, hallways, and common areas.
- Ensure the property is free of trash, debris, and animal waste.
- Maintain well-kept grass and landscaping, including watering flowers.
- Ensure the best possible appearance of each apartment before new resident move-in.
- Advise supervisor of items needing additional attention in apartments, such as carpet or window repair.
- Provide assistance with apartment turnovers as directed.
- Communicate with the Community Manager regarding maintenance or curb appeal issues.
- Respond appropriately to emergencies according to policies and procedures.
- Participate in and attend all required in-service training sessions.
- Ensure understanding and compliance with all policies and procedures.
- Contribute to resident satisfaction by meeting or exceeding customer expectations.
- Participate in Cardinal U training as required.
Requirements
- 3-5 years of relevant industry experience; property management experience is a plus.
- Excellent customer service skills.
- Strong attention to detail.
- Basic maintenance skills.
- Working knowledge of pool service/maintenance.
- Must be able to lift a minimum of 75 lbs.
- Must be able to work 8-12 hour standing shifts.
- Must be able to work weekends.
- Must be available for on-call emergencies.
