About the Role
TRG Management is seeking a skilled individual to oversee property operations, ensuring efficient maintenance, safety, and adherence to budgetary guidelines. This role involves managing staff, contractors, and equipment to maintain a high standard of living for residents.
Responsibilities
- Communicate emergency, property condition, safety issues, and other notable items to the PM promptly.
- Ensure employees are properly trained, performing duties, and have necessary resources.
- Follow budgetary guidelines and ensure inventory purchases are approved and follow procedures.
- Maintain a safe working environment and educate employees on safety procedures.
- Collaborate with PM to develop and implement the property's hurricane preparedness plan.
- Assist in the creation and implementation of a preventative maintenance program.
- Manage stocking, ordering, and arranging inventory of parts, supplies, and materials.
- Monitor the functions of service, building repair, and maintenance contractors.
- Assist with soliciting bids and proposals and make recommendations to the PM.
- Perform daily property walk-throughs to ensure aesthetic appeal and equipment functionality.
- Install and restore electrical systems, apparatus, and components of industrial machinery and equipment.
- Monitor and maintain mechanical equipment, including water heaters and HVAC systems.
- Replace damaged wires and cables and diagnose defective machinery.
- Replace malfunctioning electrical components such as relays, switches, motors, and position-detecting devices.
- Monitor and adjust controls for building systems like air conditioning and boilers.
- Perform other responsibilities as assigned by the Property Manager.
Requirements
- A high school diploma or its equivalent is preferred.
- Three (3) to four (4) years of supervisory experience in this or a similar role is required.
- A valid driver's license and auto insurance are required.
- An EPA or CFC (HVAC) certificate is required.
