About the Role
The employee in this class is responsible for the review and evaluation of real property appraisals completed by appraisers contracted by the County. The employee assists in the collection of data to establish fair market values of parcels of property and exercises considerable independent initiative and judgment in the review of appraisals.
Responsibilities
- Review all appraisals to determine compliance with basic principles of appraisal practice.
- Review all appraisals to determine whether all necessary documentation and information is present in accordance to the Scope of Work.
- Make certain that the fair market value for the parcel to be acquired is obtained, based upon knowledge of appraisal techniques, geographic and economic factors.
- Review and reconcile multiple appraisals for final determination.
- Recommend the employment of consultant appraisers.
- Refer unacceptable appraisals back to the consultant appraisers for further consideration.
- Complete field reviews of all appraisals received, including verification of sales, property ownership, taxes, zoning, and other general data.
- Conduct inspections of the subject property and comparable sales utilized in consultant appraisal reports.
- Consult with Town, Village, Board of Health, DEC, and other regulatory agencies.
- Complete in-house appraisals, rental analyses, and related valuations for various Suffolk County Units.
- Perform fair market rental analyses for legislative offices, agencies, departments, divisions, and the Parks Department.
- Conduct other market analyses (rental, acquisition, farmland, development rights) at the request of the Law Department, Department of Public Works, County Executive, and others.
- Make oral presentations regarding appraisal reviews to the Environmental Trust Review Board.
- Does related work as required.
Requirements
- This Role Is A Provisional Appointment.
- To become permanent, the employee must take the next examination for the position and be among the top three scoring candidates willing to accept the position.

Experience Level

- Graduation from a college with federally-authorized accreditation or registration by NY State with a Bachelor's Degree
- Completion of sixty (60) credit hours from a college with federally-authorized accreditation or registration by NY State
- Graduation from a standard senior high school or possession of a high school equivalency diploma
