Responsibilities
- Manage the delivery of facilities services in accordance with policies, procedures, and contract scope.
- Serve as the primary point of contact for the client.
- Manage team members to ensure team performance and facility upkeep, addressing issues and escalations.
- Ensure vendor adherence to service delivery standards, managing scope changes and performance issues.
- Document and address poor performance to correct issues.
- Adhere to preventative maintenance schedules to ensure system reliability and consistency.
- Develop and implement innovative programs to reduce operating costs and increase productivity.
- Ensure compliance with health, safety, environment, and risk management policies.
- Support account-wide initiatives like compliance reviews, audits, and training programs.
- Drive initiatives such as benchmarking, best practices, and continuous improvement.
- Manage the delivery of moves, adds, and changes, and support related client projects.
- Support the execution of small construction projects (<$100K) and act as an escalation point.
- Engage internally with various teams including fitness, food services, security, and network operations.
- Identify and establish JLL Subject Matter Experts (SMEs) to add client value.
- Deliver portfolio management reports as required.
- Proactively develop and manage client relationships to achieve expected service levels.
- Comply with all client contract requirements and meet or exceed Key Performance Indicators.
- Deliver exceptional service quality, as reflected by client feedback.
- Develop and manage facility operating budgets, track variances, and manage within targets.
- Achieve cost savings by maximizing supplier utilization and identifying efficiency opportunities.
- Prepare and analyze financial reports (actual vs. budget, variance) and present efficiency initiatives.
- Manage the annual budgeting and quarterly forecasting processes for the portfolio.
- Manage vendor payments in compliance with policies and procedures.
- Support and represent facilities as a SME in the planning of the client’s annual capital plan.
- Ensure compliance within delegated financial and contractual authorities.
- Lead recruitment, management, development, and supervision of a professional team.
- Participate in individual performance management and personal development planning.
- Mentor and train people managers to foster teamwork and performance excellence.
- Align with facilities leadership and act in a managerial capacity at the site(s).
- Act as an ambassador for JLL, upholding core values of Teamwork, Ethics, and Excellence.
Requirements
- Bachelor’s degree or equivalent.
- Ability to travel up to 25%.
- Proficiency in a range of information technology tools and platforms.
- Strong interpersonal skills and problem-solving ability.
- Excellent verbal/written communication and presentation skills.
- Proven record of providing excellent internal and external customer service.
- Candidates must be authorized to work in the United States without sponsorship.
