About the Role
A recognized leader in construction administration providing technical leadership and acting as an advisor on large-scale projects. This role requires strong communication, a flexible attitude, creative problem-solving, and effective client relationship management. The position involves making high-impact decisions regarding codes and building systems, and endorsing the firm’s values through client service, innovation, and communication.
Responsibilities
- Manage and lead teams through Construction Phase Activities for concurrent projects, including jobsite meetings, correspondence, submittals, and payment application reviews.
- Collaborate closely with Owner, Architect/Engineer Team, and Contractor representatives to achieve project goals.
- Employ standard protocol for communication with and between team members.
- Proactively apply knowledge of codes and building systems (architectural, civil, structural, etc.) to projects.
- Review and manage Requests for Information (RFI) and submittals.
- Maintain current documents using HKS’ construction document management software.
- Effectively communicate with the design team to understand design intent.
- Coordinate with the design team, issue document revisions, and communicate legal ramifications of changes to contract documents.
- Monitor owner and/or contractor-directed changes for potential additional services and notify PM.
- Check submittals for conformance with project contract documents, design intent, HKS standards, best practices, and quality expectations.
- Perform periodic site visits, observations, and inspections, and prepare field reports.
- Interpret laboratory test results and implement necessary actions.
- Apply knowledge of atmospheric conditions' effect on building materials and components during and after construction.
- Evaluate cost-related aspects of the project and administer change orders, proposed changes, construction change directives, substitutions, time delays, and payment applications.
- Provide feedback on constructability, material appropriateness, clarity, function, and equipment coordination to the project team.
- Build consensus among team members and facilitate communication between Owner, Architect, Contractor, and Consultants.
- Maintain current knowledge of relevant agreements (Owner-Architect, Owner-Contractor, Architect-Consultant, additional services).
- Resolve issues with inspectors and authorities having jurisdiction.
- Lead and collaborate in team meetings to discuss project and technical issues.
- Prepare and/or review meeting minutes and documents for consultant coordination meetings.
- Travel may be required.
Requirements
- Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science or related field preferred.
- Typically 10+ years of experience.
- Architectural Registration preferred.
- Sustainable design accreditation preferred.
- Advanced – expert-level experience, knowledge or skills.
- Intermediate – experience, knowledge or skills required to produce high-quality solutions or work.
- Basic – familiar with primary concepts or capabilities and may perform elementary functions depending on role.
- Advanced skills in Navisworks and Bluebeam required.
- Basic skills in Revit required; intermediate preferred.
- Advanced skills in MS Office Suite required.
- Basic skills in Photoshop, Illustrator and InDesign required.
- Advanced knowledge of sustainability and integrated design guidelines required.
- Advanced knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement and Architect-Consultant Agreements required.
- Advanced knowledge of materials, construction techniques, building codes, architectural building systems, accessibility guidelines and QA/QC process required.
- Advanced ability to research and apply/incorporate into technical documents required.
- Advanced experience with the entire project lifecycle, through post-occupancy required.
- Advanced experience with managing and performing duties in a fast-paced environment required.
- Advanced organizational skills and the ability to work on multiple projects at the same time required.
- Advanced ability to manage team with diplomatic leadership style which puts value on relationships and collaboration, both internal and external required.
