About the Role
As a Groundskeeper, you play a key role in making our apartment communities a great place to live. You will be a member of the Maintenance staff working directly with the Service Manager and the office staff to provide world-class service to our residents. This is a hands-on professional role focused on ensuring everything is working correctly every day.
Responsibilities
- Responsible for the overall upkeep of the community landscape and exterior image, including cleaning driveways, parking lots, curbs, dumpster areas, exterior hallways, and other public areas.
- Maintain community flowerbeds, plants, and grass areas.
- Perform snow removal and pool cleaning or routine pool maintenance.
- Provide world-class customer service by addressing resident concerns and maintenance needs in a friendly and professional manner.
- Complete grounds work as directed, including picking up trash, cleaning dumpster areas, trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
- Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails.
- Execute basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
- Assist in the preparation of make-ready units, including removing trash from vacant apartments.
- Conduct proactive preventive maintenance activities to avoid potential issues and uphold community quality.
- Document all maintenance activities and communicate clearly with residents, team members, and supervisors.
- Report supply needs to the Service Manager and maintain shop organization.
- Collaborate effectively with maintenance team members and external contractors.
- Assess community safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being.
- Maintain grounds cleanliness, deliver notices to apartments, and perform tasks like interior and exterior painting.
- Operate various maintenance tools such as mowers, trimmers, blowers, and irrigation systems.
- Spend time outside with exposure to the elements.
- Work in confined spaces, heights, and potentially hazardous areas.
Requirements
- Excellent oral and written communication skills.
- Willingness to work evenings or weekends on call for emergencies.
- Ability to take direction in English or Spanish.
- Professional and courteous demeanor.
- Basic Microsoft Office Suite proficiency.
- Ability to walk, stand, climb stairs and ladders, and access various property areas.
- Ability to push or pull items and reach overhead.
- Ability to bend, stoop, or kneel.
- Dexterity of hands and fingers and ability to grasp tools.
- Ability to hear and understand verbal communications in person, over the phone, or computer.
- Ability to hear to detect sounds indicating potential issues.
- Ability to occasionally lift or carry items weighing up to 50 pounds.
- Ability to occasionally lift heavier items with assistance.
- Ability to use mobile devices and applications for work-related tasks.
