About the Role
As a Residential Porter, you will play an essential role in supporting JASA's mission by maintaining a safe, clean, and welcoming environment for older adults. You will ensure the building, grounds, and common areas are well maintained while assisting with basic maintenance tasks that contribute to the comfort, safety, and well-being of our residents.
Responsibilities
- Maintain the cleanliness of the property.
- Assist with routine maintenance and repairs.
- Support emergency preparedness efforts.
- Provide excellent customer service to residents, visitors, and staff.
- Clean hallways, lobbies, stairwells, elevators, laundry rooms, trash rooms, bathrooms, offices, workshops, storage rooms, roofs, and other common areas.
- Sweep, vacuum, mop, scrub, and wax floors as needed.
- Clean apartment doors, windows, windowsills, baseboards, light fixtures, metalwork, and building surfaces.
- Prepare vacant apartments by removing debris and thoroughly cleaning units before new residents move in.
- Set up and break down rooms for meetings and resident activities.
- Sweep sidewalks, courtyards, entrances, and parking areas.
- Remove litter and debris from landscaped areas.
- Trim shrubs and remove weeds.
- Maintain building exteriors free of graffiti and other unsightly conditions.
- Help ensure all outdoor areas remain clean, safe, and presentable.
- Conduct regular garbage runs throughout the property.
- Empty waste receptacles and transport refuse to designated collection areas.
- Assist with Department of Sanitation (DSNY) pickups as needed.
- Keep trash rooms and disposal areas clean and organized.
- Assist the Superintendent with minor maintenance tasks, including painting, light carpentry, basic plumbing repairs, minor electrical work, replacing light bulbs, and clearing clogged sinks.
- Move appliances such as refrigerators, stoves, and air conditioning units.
- Assist in preparing the property for annual inspections, including REAC and HUD inspections.
- Participate in emergency preparedness training.
- Respond to alarms and emergency situations as directed.
- Identify and report hazardous conditions, including trip hazards, blocked exits, poor lighting, and unsafe conditions.
- Complete incident reports when required.
- Assist with snow removal, salting, shoveling, laying entrance mats, and preparing the property during inclement weather.
- Report maintenance concerns and safety hazards immediately.
- Provide courteous and professional customer service to residents, visitors, and staff.
- Respond respectfully to maintenance concerns and requests.
- Help maintain a positive, welcoming environment throughout the property.
- Perform other duties and responsibilities as assigned.
Requirements
- High School Diploma or G.E.D. preferred.
- Previous porter, custodian, janitorial, facilities, or building maintenance experience preferred.
- Experience working in residential housing or apartment buildings is a plus.
- Ability to read, write, speak, and understand English.
- Strong customer service and communication skills.
- Ability to work independently and as part of a team.
- Basic knowledge of building maintenance and custodial practices.
- Basic computer skills, including accessing company email.
- Dependable, organized, and safety-conscious.
- Ability to safely operate snow blowers, landscaping equipment, floor maintenance equipment, and basic maintenance tools.
- Must be available to work overtime, evenings, weekends, or during emergencies when required.
- Must be available to assist during severe weather events and emergency situations.
- Ability to perform heavy lifting and move furniture, appliances, and equipment.
- Ability to climb stairs and ladders.
- Ability to bend, kneel, stoop, and stand for extended periods.
- Ability to work indoors and outdoors in varying weather conditions.
