About the Role

The Service Manager supervises daily duties of facilities staff and vendors, ensuring properties are well-maintained. Responsibilities include developing and implementing work orders, maintaining health and safety standards, and managing vendor bids. This role is crucial for ensuring the property is kept in excellent condition and complies with all health and safety regulations.

Responsibilities

  • Monitor, schedule, respond to, and repair work orders.
  • Assess interior and exterior properties and buildings for issues.
  • Address minor plumbing and HVAC issues.
  • Repair door, frame, and trim damages.
  • Paint and patch surfaces throughout buildings.
  • Conduct daily team briefings and delegate work orders.
  • Check team members' work to ensure standards are met.
  • Perform snow removal from sidewalks and parking lots, including holidays and weekends.
  • Perform landscaping during summer months.
  • Maintain an updated inventory of supplies and tools.
  • Provide training on new machinery.
  • Collaborate with the Community Manager to re-order supplies within budget.
  • Schedule the maintenance team as needed.
  • Adhere to resident interaction policies.
  • Ensure maintenance supplies, tools, shops, and storage rooms are kept tidy and clear per fire codes.
  • Conduct and document routine inspections of maintenance shops and storage areas.
  • Perform other duties as assigned.

Requirements

  • Must possess excellent oral and written communication skills.

  • Must be punctual and dependable, as hours may vary and include weekends and holidays.
  • Works in compliance with OHSA, regulations, and internal policies.

  • Reports hazards, missing or defective equipment, or protective devices.
  • Does not engage in horseplay or rough conduct.
  • Reports risks or potential risks of violence or harassment immediately.
  • Implements safe work practices and procedures.
  • Requests replacement of worn-out or defective equipment.
  • Uses equipment and materials only as intended.
  • Reports injuries, incidents, and unusual conditions immediately.
  • Inspects the work area and equipment daily and reports hazards.
  • Attends all required health and safety training programs and applies knowledge.
